GIU Gesellschaft für Innovation und Unternehmensförderung mbH & Co. Flächenmanagement Saarbrücken KG ('GIU FM') is planning the construction of a new 6-group day-care centre "Kita Füllgarten 2.0" on Georg-Heckel-Straße in Saarbrücken-West/Burbach. The property is accessed from Georg-Heckel-Straße. There is already a kindergarten here with a very large plot of land. Currently, the planning area is still built-up. Here is a former Catholic kindergarten (St. Helena), rectory and youth home. These three vacant properties will be demolished in the near future. The new Füllengarten 2.0 daycare center is to be realized on this new area. In the case of the existing daycare center, the outdoor facilities were very lavishly calculated at the time. A joint or partial use of this existing outdoor facility or joint use of the property area is planned. Basically, the new Füllengarten 2.0 daycare center is located in the central vicinity of the Füllengarten elementary school and is part of the overall development "Bildungscampus Füllgarten". However, the new construction project must be considered independently and autonomously. In 2021, a preliminary plan was developed by GIU FM. The funded space program was coordinated in advance with the ministry and the StA 40 - Office for Children and Education. This is also part of the call for proposals.
In order to check which area and space requirements can be functionally implemented on the building site, GIU FM has developed a preliminary plan, which is an essential basis and component of the tendered planning services. Use, space requirements and floor plan organization correspond to the objectives of GIU FM.
The concept results of the preliminary planning reflect the usage requirements of the new daycare center and should no longer be fundamentally questioned in the upcoming planning phase. Rather, it is expected that the elaboration of the design plan will build on this.
The preliminary planning is part of the tender documents and is attached to the call for tenders.
A 2-storey daycare building with two full storeys is designed. The building planning envisages an entrance from the northern side of the building / footpath and a delivery on the eastern side of the building / parking lot, see building typology.
On the ground floor, in addition to a foyer and reception area, a KiGa group and two crèche groups including the associated ancillary rooms such as support rooms, bedrooms, storage rooms and the dining room with kitchen, preparation, storage and delivery are planned.
On the upper floor there are also three KiGa groups as well as the staff and office rooms of the daycare facility as well as the multi-purpose room. Whether escape balconies will be necessary in the southern part of the building is still to be developed in consultation with the fire protection expert. Possible façade designs were also not examined in this concept.
The existing daycare center currently has an oversized outdoor area. Part of the outdoor area will be added in the further planning of the new Füllengarten 2.0 daycare center, if necessary. a common use would also be conceivable. However, this still has to be coordinated in detail with the relevant responsible persons as well as the exact separation area or planning scope. The parking situation for both daycare centers must also be reorganized or restructured. This also includes the parking situation of the existing daycare center.
The preliminary planning of the GIU FM is to be taken over as a basis and will be made available as DWG / DXF for further processing after the order has been awarded.
