Structural design according to HOAI 2021 § 51 Part 4, Section 1, Work Phase 1-6
The building stock "Obere Sandstraße 20" is located in the so-called sand area, at the foot of the Domberg in the middle of the historic old town of Bamberg. The total area measures 12.50x58 m and spans from the sand road in the southwest to the sand bath in the north-east. Essentially, the building complex consists of four, successively created main structures, called component A, C and D - as well as the inner courtyard development located between component A and C, called component B.
In 2019, the buildings had to be closed due to serious static problems and statically emergency secured. The vacant building is to be repaired and put to new uses. It is planned to transform the property in large parts into a cultural center.
In the course of the measure, a coherent and functioning static-architectural overall concept is to be developed. In order to stabilize but also to revitalize the building stock, the primary goal is to restore the buildings in their historical structure as far as possible, whereby special attention is paid to preserving building-relevant and monument-worthy components.
The aim of the general renovation is the repair of the buildings as well as a renewal/repair of the building statics.

The space programme mentioned so far is a first requirement. Further variants with regard to room layout are conceivable.
The ensemble is located in the heart of Bamberg's city centre. Special attention must be paid to construction logistics and public relations.
The measure is a high-level funding project.

2023/2024: Work planning and tendering
2024-2026:Construction period
2027: Final invoices and proof of use

The total project volume amounts to € 8,856,168 gross.
