Renovation and change of use of the station building Idstein, services of the object planning building
The city of Idstein is planning the renovation and change of use of the station building. A usage concept is already available. This provides for a future use of the building with office and recreation areas as well as meeting rooms for the city administration. On the ground floor there is currently a kiosk and a signal box desk of Deutsche Bahn AG. Both should be preserved.
Project description:
The listed building (individual cultural monument) from 1905 consists of a 2.5-storey main building with hipped roof and central risalites, a hall with a gable roof in the north and a subsequently built, two-storey extension with a flat roof in the south. A flat canopy on the ground floor, which was also built later, adjoins the main and southern parts of the building and covers the platform in this area. The main building, as well as parts of the southern extension have a basement.
The building, made of quarry stone, brick and pumice, is in good condition. The roofs and windows were or are leaking in places, which has led to moisture damage in the interior. Furthermore, intersection points of the roof structure show not inconsiderable damage. The technical equipment does not correspond to the current state of the art and must be renewed. On-site inspections will take place in the second phase of the award procedure, during the bidding period.
On the ground floor there is a kiosk with an area of approx. 69 m² as well as a signal box room of the Deutsche Bahn AG. These two uses are to be taken into account in the replanning and must continue to be provided - the signal box room area is to be built with an independent entrance and separate toilet, in accordance with the conversion specification attached to the documents (separation of signal box). Beyond the kiosk and the signal box, the building is currently not actively used.
During the construction period, it must be ensured that station operations can continue on the 808 m² property.
Current as-built plans, the file note of an already completed site inspection, the protocol of a structural assessment, an already created usage concept and other documents on the project can be found in the announcement documents.
For this order, an office is sought that has sufficient experience and efficiency in the field of listed renovation and is ready for use promptly after the order has been placed.

Scope:
Services of the object planning building are awarded, according to §§ 33 ff. HOAI, LPH 2-9.
Provision is made for a phased assignment in accordance with the draft contract. The project stages are called up successively according to the progress of the project. If the client decides that the project will be terminated after completion of a project stage, no further call will be made.
