The subject of the contract is the object planning of buildings of service phases 1-9 in accordance with § 34 HOAI 2021 for the construction of a new childcare facility.

The services in all service phases are to be provided with regard to the functional tendering of the construction services of cost groups 300 and 400 DIN 276 (service description with service program § 7c VOB/A) and the award to a general contractor.

The power is assigned to the HZ III.

The city of Ebersberg intends to build a two-storey childcare facility in the south of Ebersberg on part of the Ringstraße 11 property. The childcare facility will provide space for one crèche group, three kindergarten groups and four after-school care groups. In addition, it is planned to build publicly subsidized apartments on a second floor.

Heating is to be provided by renewable energies. In addition, the roof is to be used for a PV system.

The building is to be constructed in modular timber construction in order to ensure a short and predictable construction time due to the weather-independent prefabrication. A functional tender is to be drawn up for the construction services of cost groups 300 and 400 DIN 276 in order to award them to a general contractor.

The property is owned by the city of Ebersberg. So far, it has been dedicated as a public green space for use by the general public. A procedure to amend the land use plan is currently being carried out.

As of March 2023, the roughly calculated costs KG 200 - 700 (including apartments) are EUR 8.35 million gross.

The feasibility study available so far is only based on the construction program for the childcare facility.
