The Verbandsgemeinde of Sprendlingen-Gensingen intends to restructure its land use plan. The effective land use plan from 2002 is now outdated due to changed ecological, economic, demographic, legal and regional planning framework conditions as well as new requirements for land use, e.g. due to housing demand/housing claims, structural and climate change. Planning services are awarded in several tendering packages. The subject of this award procedure is the landscape plan (lot 2).
The Verbandsgemeinde of Sprendlingen-Gensingen intends to award planning services for the realignment of the land use plan. In this second tendering package, the planning services for the landscape plan are tendered.
The services are to be provided in parallel with the preparation of the zoning plan. The start depends on the approval of the corresponding funding.
The spatial requirements of the Verbandsgemeinde of Sprendlingen-Gensingen are characterized in particular by the high proportion of agricultural land, which occupies approx. 72 percent of the approximately 5,600 ha Verbandsgemeinde area. In addition, the A 61 federal motorway running in a north-south direction with the Nahetal triangle, bordering the Verbandsgemeinde to the north, provides favourable infrastructural conditions. Commercial construction areas are therefore concentrated in the Verbandsgemeinde along the motorway A61. Larger industrial areas are located in Sprendlingen, Gensingen and Grolsheim in particular (see Figure 1). Another special feature of the planning area is the existing protected area backdrop, which accounts for comparatively small areas. With regard to the central-regional division, the local municipality of Sprendlingen is to be mentioned as the only basic centre in the Verbandsgemeinde according to the regional spatial planning plan Rheinhessen-Nahe (RROP). According to the second partial update of the RROP, which is currently under preparation, the residential area requirement value for the next 15 years is given as 34 ha. On the other hand, there are space reserves of approx. 13 ha within designated residential and mixed construction areas. Along the outskirts of the Verbandsgemeinde in the east, there are isolated priority areas for long-term security of raw materials and reserved areas for securing raw materials.
