Structural planning for buildings.
The existing building "Community House Kirschenallee" was built in 1988 as a simple solid building with an arbor. The building is currently used by many residents of the Pallaswiesenviertel and is to be expanded.
A new building is planned, which will accommodate further group and office rooms as well as the associated adjoining rooms and a complete barrier-free development for open space, new and old buildings. New and existing buildings are united under a common roof and, in terms of urban planning, align with the longitudinal residential buildings on Kirschenallee. The access between new and existing buildings should open up space and playground, but is freely accessible.
For a better use of the enclosed space, the inner walls are moved, which is to guarantee a better process in daily use. An interim solution with containers on the property is planned for the construction period.
A new building is to be planned, which will accommodate the existing space program of the existing building by two more group and office rooms as well as the associated adjoining rooms. By installing a passenger elevator at the interface, both new and old buildings should be accessible.
In the course of the expansion measure, the existing building will be renovated and thermally insulated from the outside. The "KFW 40" standard is planned for the extension, and the existing building should be aimed at. The absence of fossil fuels using district heating or heat pumps should be checked.
As part of the planning and implementation of the measure, the structural requirements for the erection of a PV system should be created or even be part of the measure. In this context, greening of the flat roof areas or facade greening must be checked.
Some of the premises in the existing building no longer meet user requirements.
The installation of an elevator to achieve accessibility requires an extension of the arcade on the upper floor. The dismantling of the outside staircase that is no longer usable is a logical consequence.
Room KIR-04 is currently used as a group room for small children. The outside staircase cuts the room in such a way that the head height does not exist in 20% of the room. In addition, a load-bearing wall divides the space, which is too small for its use. By dismantling the two aforementioned components, the usable space should be increased. The group room KIR-03 will be around 7 m tall as a result of the aforementioned measure
The task is the structural planning of the modifications to the existing building and the new building, taking into account the framework conditions of accessibility, fire protection and climate neutrality. For this, the services of the structural planning for buildings according to § 49 ff. HOAI, service phases 1-6. In addition, proof of heat and sound insulation must be drawn up.
In particular, the following must be planned: barrier-free access to the building parts, fire protection, rainwater management and climate neutrality.
Offered Services:
- Gradual commissioning (LP 1-2 / 3-4 / 5-6) of the complete basic services of the structural planning according to Part 4 Section 1 § 51 HOAI 2013;
