Architectural services for the complete renovation of the Kastanienbaum primary school at Gipsstraße 23a, 10119 Berlin

The Kastanienbaum primary school at Gipsstraße 23a, 10119 Berlin is to be renovated with its listed buildings. The property is located in the interior of a block that is predominantly residential. The school (1872-1873) and the after-school care building were built according to the plans of the architect Hermann Blankenstein and are listed as a historical monument. The brick school building consists of the four-storey main building and the three-storey side wings with brick clinker. The after-school care centre is a clinkered three-storey solid building. The renovation includes measures in the school building including basement rooms, sanitary facilities and the canteen. According to DIN 277, the gross floor area (GFA) is approx. 1,612.36 m2 and the gross volume is approx. 6,772.00 m3 according to DIN 276.

Work phases 1-9 are to be awarded for the renovation of the school building.

The contract includes architectural services in accordance with the Fee Schedule for Architects and Engineers (HOAI), Part 3, Object Planning, Section 1: Buildings and Interiors. It is intended to award the service phases (Lph) 1 to 9 in whole or in part as well as special services in accordance with § 34 HOAI.

The building ensemble is a listed building. The measures are to be carried out during ongoing school operations, so construction phases must be formed.

The Mitte district is planning a complete renovation of the Kastanienbaum primary school at Gipsstraße 23a, 10119 Berlin. In order to ensure the requirements of the school and sports office, a requirements program was drawn up in advance. The planning and costs contained therein serve as the basis for further planning. The requirements program includes the consideration of all components (BT01 school, BT02 after-school care, BT03 shed, BT04 gymnasium). The planning service to be commissioned here relates exclusively to the school building with the following packages of measures:

- Creation of barrier-free access in the school building with access to the canteen (elevator system, external ramp, conversion of sanitary facilities, installation of door elements)

- Complete repair of the sanitary areas in the school building (redistribution, laying of pipes, - suspended ceilings possibly polluted)

- Creation of a second escape and rescue route

- Repair of unplastered exterior façade (monument protection must be observed)

- Repair of all windows in the school building (to be coordinated with monument protection)

- Structural repair of rooms in the school building (plastering and painting work)

- Fire protection concept, revision of escape and rescue route plans, fire overview plans, if necessary installation of a fire brigade key depot and fire brigade box

- Installation of grease traps

Investment funds are available for the construction project. The estimated gross budget (KG 100-700) is 5,388,211.30 euros.

In the preparation of the construction project, compliance with the applicable public law regulations, esp. the planning and building regulations and the Ordinance on Energy-Saving Thermal Insulation and Energy-Saving Plant Technology for Buildings (GEG) and the ordinance and administrative regulation issued for this purpose, as well as the relevant provisions of the Federal Immission Control Act (BImSchG), the Closed Substance Cycle Management and Waste Management Act (KrW-/AbfG), the State Waste Act (LAbfG), the Water Resources Act (WHG), the Act on the Promotion of Economical and Environmental and socially acceptable energy supply and use in the state of Berlin, the legal ordinances and administrative regulations issued for this purpose, the legal basis for barrier-free construction, the Ordinance on Combating Noise (LärmVO) and the Berlin Environmental Impact Assessment Act (UVPG-Bln).

In the context of preliminary planning, the possibility of influencing the design and costs is particularly high. The design must meet the functional and constructive requirements in accordance with the specifications of the user. It must be ensured that the operating costs incurred are economical, low-maintenance and cost-saving after commissioning. The basis of the preliminary planning is the requirements program handed over by the user.

Expert opinion already commissioned: soil report, pollutant report, moisture protection report. If necessary, further specialist planning can be obtained.

The basis for the assignment is the valid model contract IV 410.H F of the Senate Department for Urban Development and Housing for architectural services including AVB (available at:www.stadtentwicklung.berlin.de/service/rundschreiben).
