New construction of a residential complex with 2 buildings "southern Oberwiesenfeld 2nd BA" with approx. 300 apartments, 1 day care center and an underground car park on the Schwere-Reiter-Strasse in Munich for Stadibau GmbH.
For the area northwest of the Schwere-Reiter-Strasse and northeast of the Emma-Ihr-Strasse in the Munich district of Neuhausen-Nymphenburg, the existing development plan (development plan with green order No. 2053a) is currently being changed.
A modern and green residential area with around 640 apartments for state employees is to be built there, connecting the city with the Olympic Park in the north. The development plan provides for 4 timber-framed buildings with an underground car park, 3 daycare centers, as well as isolated areas for (small) businesses.
The planners are commissioned in parallel with the creation of the master plan.
The object of the order is project management and project management for the northern area of the development plan area.
Stadibau is the owner of the second construction phase and is subject to the relevant funding guidelines according to the EOF, Munich model or KMB.
The VgV procedure covers the northern part of the development plan area (2nd construction phase) with buildings 3 and 4 with a total of up to 300 subsidized residential units, an integrated daycare center and all necessary underground parking spaces. The parking space key is 0.8 and approx. 240 parking spaces are assumed.
The two new buildings (buildings 3 and 4) can be planned with up to 8 floors (ground floor + 7 upper floors). The gross floor area including basement and underground car park is approximately 38,900 m
The buildings are to be built in solid construction or brick construction largely without ETICS. The use of sustainable building materials as well as low-maintenance constructions is an essential design feature of our new building plans. The buildings are sometimes very noisy; Appropriate apartment orientation, as well as facade and ventilation concepts are a central part of the planning.
If possible, the energy standard should be chosen so that a KfW Efficiency House 55 or better can be reached.

- approx. Jul 2021 - earliest possible start of building;
- approx. Mar 2023 - Earliest possible start of construction of outdoor facilities (park in the north and residential courtyards);
- approx. Sep 2023 - earliest completion.
