The City of Hamm (client) invites tenders for the engineering services for heating, ventilation and sanitary installations according to the technical equipment service profile in accordance with service phases 1 - 9 in accordance with § 55 paragraph 1 HOAI for the construction of an OGS extension and the renovation of parts of the old building of the Theodor-Heuss-Schule, Brändströmstraße 7 in 59065 Hamm throughout Europe.
New OGS building as an extension to the administration wing
As part of the construction project described here, the kitchen and dining room situation of the OGS must be optimized with regard to the increasing number of participants in lunch catering and more care space must be generated.
The planned extension with a net floor area of approx. 240 sqm contains the new canteen, a kitchen, a laundry room, a disabled toilet and an elevator with connection to the ground floor and upper floor of the administration wing.
The kitchen is to be equipped according to the latest specifications for open all-day schools. The canteen area must be divisible into smaller units and equipped in such a way that it can be used multifunctionally for care, as a canteen and as an event room.
Floor plan and equipment are to be planned in particular for the superficial noisy use by large groups, taking into account the best possible acoustics.
On the one hand, the preliminary architectural concept of the single-storey new building means that the design of the building is clearly set apart from the old building. On the other hand, the minimalist architecture deliberately subordinates itself to the existing building. The new building must not distract from the harmonious design language and façade design of the old building and must not try to continue or even copy it.
The developed concept of the feasibility study is the basis for further planning, but can be optimized in the course of service phases 1 to 3 in consultation with the client.
Renovation and reconstruction of the sports hall and adjoining rooms
On the upper floor there are two rooms that are multifunctional for teaching, care, etc. can be used. All rooms must be comprehensively renovated with regard to pollutants, fire protection and technical building equipment. In addition, the cloakrooms, including the sanitary facilities, must be redistributed and completely reequipped. In the stairwell, a cleaning room with washbasin is to be separated.
The sports hall has already been given a new hall floor and new windows with the possibility of cross-ventilation. In the course of the holistic renovation, the old heating system with ventilation must be dismantled. It will be replaced by ceiling heating. The existing ceiling must be completely demolished and replaced, including lighting and other technical equipment, in accordance with current specifications. Prior to this, a static check must be carried out to determine whether the old roof structure is sufficient for the new functions or whether it needs to be upgraded.
Refurbishment of the toilet wing
The renovation of the toilet facilities was already several years ago. In addition, topics such as fire protection and pollutants were not sufficiently taken into account, so that a new renovation is being considered as part of a holistic approach.
Renovation and reconstruction of the administrative wing
The renovation measures of the ground floor mainly include the remediation of pollutants, measures to improve the building physics and the adaptation of the technical building equipment to the current specifications. In addition, a lift must be installed in the hallway to create accessibility, as three steps have to be overcome here to get to the administration.
The existing open all-day care on the upper floor of the administration wing is to be completely restructured in the course of the renovation. Due to the new canteen extension, the kitchen and dining rooms are no longer needed here and are to be converted into offices and meeting rooms.
The first step will be to remediate pollutants, then the rooms will have to be rearranged and brought up to the current state of the art and fire protection. Together with a specialist planner in building physics, the building must be examined for mould-causing weak points on the façade and renovated accordingly.
The clinker brick façade of this part of the building also needs to be renovated and the windows in the southeast must be equipped with vertical awnings as sun protection.
IV Renovation and conversion of the auditorium and the entrance area
The auditorium of the school is still in its original state and therefore requires a comprehensive renovation in terms of fire protection, building physics, acoustics and technical building equipment. Due to the floor-to-ceiling glass façade facing southwest and an outdated heating system, it does not get warm here in winter. A presentation technology is not yet available, the lighting has to be renewed and the acoustics have to be checked.
The original ribbed ceiling is to be preserved in its appearance. Installations must be installed as gently as possible. In the upcoming construction phase, the ceiling will be provided with a fire protection coating against fire flashover. This must also be taken into account when installing installations.
The auditorium is currently barrier-free accessible via the schoolyard. Due to the extension of the OGS described above, it will be connected to the new elevator and will thus also be made barrier-free accessible from the main entrance through the foyer. In order to make the middle classroom wing accessible to people with walking difficulties, which can currently only be entered via the stage of the auditorium, which has been raised by two steps, it is necessary to create a ramp on the side of the auditorium.
In addition, the adjacent caretaker's room is to be converted into a storage room or a chair storage for the auditorium.
The sanitary facilities of the employees are currently not sufficiently dimensioned and equipped and require a fundamental restructuring. They need to be re-divided and enlarged into the hallway.
