Engineering services for the renovation of an apartment building with pro rata commercial use in Cottbuser Str. 13 at the Königs Wusterhausen site
The subject of the contract to be awarded is the architectural, engineering and consulting services for the renovation of the building at Cottbusser Straße 13 in Königs Wusterhausen 15711.
It is a building with currently 9 apartments spread over 3 floors, some of them in uninhabitable condition. The building has 2 full floors, ground floor and 1st floor, as well as a converted attic with a Berlin roof. The building was erected as a masonry structure from about 1900 to 1910. The building has a full basement (basement level). Access is via two stairwells with external access through the courtyard. The stock formerly included another access for the EC. The basement floor is also accessible from the outside on the street side.
The property is worn out in many ways and requires a general structural repair with extensive modernization measures. The building is largely rented out. Commercial spaces are proportionately located in the basement. Part of the ground floor space is currently also used as commercial space. This is intended to be converted to residential purposes. Reference is also made to point 1.5 of the draft contract.
The planning services include services in accordance with the fee schedule for architects and engineers as of 2021 (hereinafter HOAI) for the basic services of service phases (LP) 1 to 3 and special services:
- object planning buildings and interiors according to § 34 HOAI,
- structural engineering according to § 51 HOAI and
- Technical equipment according to § 55 HOAI with
System groups 1 (sewage, water and gas systems), 2
(heat supply systems), 3 (ventilation systems), 4
(high current systems) and 5 (telecommunications and information technology
plants) as well as
Fire protection services according to issue No. 17 of the AHO publication series, 3rd edition 2015, LP 1 and 2 and services for safety and health protection coordination according to AHO publication series, issue No. 15, as of March 2011 - Services of the Construction Site Ordinance, LP 1.
