The object of the contract to be awarded is the architectural, engineering and consulting services for the renovation of the building at Potsdamer Straße 83 in 15711 Königs Wusterhausen.
It is a building with a total of 16 apartments and 1,006 m² of living space. The 5-storey building was built in masonry around 1970. The building has a full basement. Access is via two stairwells with street access.
The attic as a full floor is used as a shared space. The roof is designed as a butterfly roof with concrete rafters. The façade is a plaster façade. The object (s) are heated with different energy sources. The bathrooms and kitchens are heated by gas boilers. These also serve to generate hot water. The remaining rooms are mainly heated by stove heaters. The risers in the baths correspond to their creation date and were only partially repaired as required. The windows were completely renewed around 2004 and the balconies including the balustrades were repaired or renewed around 2007.
The property is characterized by regular structural maintenance, but without comprehensive modernization or repair. The apartments are fully rented out, i.e. the construction work will be carried out in the inhabited state.
The planning services include services in accordance with the fee schedule for architects and engineers as of 2021 (hereinafter HOAI) for the basic services of service phases (LP) 1 to 3 and special services:
- object planning buildings and interiors according to § 34 HOAI,
- outdoor space planning according to § 39 HOAI,
- structural engineering according to § 51 HOAI and
- Technical equipment according to § 55 HOAI with system groups 1 (sewage, water and gas systems), 2 (heat supply systems), 4 (high-voltage systems) and 5 (telecommunications and information technology systems)
as well as fire protection services according to issue no. 17 of the AHO publication series, 3rd edition 2015, LP 1 to 3 and services for safety and health protection coordination according to AHO publication series, issue no. 15, status March 2011 - Services under the Construction Site Ordinance, LP 1.
