Architectural and engineering services according to
§§ 34 in conjunction with Annex 10 HOAI, service phase 1-9,
§§ 51 i.V. with Annex 14 HOAI, service phase 1-6,
§§ 55 in conjunction with Annex 15 HOAI, service phase 1-9,
The individual projects are usually commissioned in the following project stages or partial services from them:
Stage 1, performance phases 1 - 4 of the HOAI as well as pro rata basic and special services
Stage 2, performance phases 5 - 7 of the HOAI as well as pro rata basic and special services
3rd stage, performance phase 8 of the HOAI as well as pro rata basic and special services
Stage 4, performance phase 9 of the HOAI as well as pro rata basic and special services (including monitoring the removal of defects within the limitation period)
The framework contract includes the provision of architectural and engineering services for expansion, modernization and repair measures of commercial units in existing and new buildings as a general planner.
The general planning services of architects and engineers include planning services for the implementation of construction measures in the areas of sanitary, electrical, heating, ventilation, air conditioning, building owner, flooring, painters and outdoor facilities for the conversion and/or expansion of commercial spaces/properties, for kindergartens, schools, gastronomic Facilities, event rooms, medical practices, retail space, workshop space, office space and markets.
The commercial spaces vary in size between approx. 50-1,500 m² and are located in residential buildings, centers, parking garages and/or free-standing properties.
The tasks of the contract partner include:
- the creation of area calculations according to DIN 277
- the creation of functional equipment descriptions
- the creation of construction schedules for inclusion in commercial leases
- creating cost estimates according to trades and cost groups for contract negotiation
- recording and logging the technical requirements from the negotiations
- the preparation of contract documents, rental documents before or for the conclusion of commercial space rental contracts and after the acceptance of construction
- the techn. Tenant support before and during the construction project.
- the technical inventory, as well as the complete list of technical systems installed in the areas in equipment lists with all the required information. The lists are provided by the client.
- the creation of up to three floor plan variants in accordance with the requirements of the commercial tenants in compliance with the relevant regulations for the state of Berlin in the formats: dxf, dwg, jpg, tif, pdf
A further component of the framework agreement includes, if necessary, accompanying contract negotiations with commercial tenants on the topic of manufacturing and reusing properties for rental.
After the conclusion of the contract, the planning of the measures can be continued on behalf of the contractual partner.
