Stralsund Wohnungsbaugesellschaft mbH is currently planning the complete renovation and modernisation of the residential building at Leo-Tolstoi-Weg 16a – 18b in Stralsund. The planned measures include the conversion of the apartment building from 42 to 37 residential units and the installation of 4 internal elevators, each with 6 stops. The renovation work has already been extensively structured and pre-planned up to work phase 2. It is therefore intended to provide the necessary planning services of the service profiles:

- Object planning section 1 – Buildings and interiors, service phases 3 – 9 according to §§ 33-37 HOAI

- Outdoor facilities, service phases 3 – 9 according to §§ 38-40 HOAI,

- Technical equipment, plant groups 1-6 service phases 1 – 9 according to §§ 53-56 HOAI as well as

- Experts for harmful and hazardous substances

to be awarded as an overall contract within the framework of an open procedure in accordance with § 15 VgV.

In order to be able to implement the planned measures, the following work is required:

− the complete gutting of the building, including the technical installations up to the ground pipes,

− cutting down and widening the balcony doors,

− the floor plan changes in accordance with preliminary planning,

− the erection of 4 internal elevator towers by means of masonry,

− enlarging the stairwell windows,

− adjusting door and window openings,

− the installation of an ETICS,

− the renewal of the insulation on the sill floor,

− the installation of basement ceiling insulation,

− the renewal of balcony parapets, including cutting back the concrete supports,

− the laying of cement screed,

− the renewal of the HVAC installation, electrical and multimedia installation,

− the installation of floor-level showers,

− the renewal of all window and door elements in accordance with EneV,

− the redesign of the outdoor facilities on the street side with ramps to achieve barrier-free access,

− the redesign of the outdoor facilities on the courtyard side with bicycle parking, laundry area and lounge facilities.
