The building is to be energetically renovated and extended, but above all also made barrier-free.
The total costs of the project (KG 200-600) are forecast at € 5.6 million gross (Q1/2021).
The milestones for the implementation of the project provide:

The Caritas Association of the Diocese of Eichstätt is planning the renovation and extension of your dormitory for homeless people in Ingolstadt during ongoing operations (expected to be 3 BA).
With the building in Hugo-Wolf-Straße, the so-called "Ledigenwohnheim" was built in the early 60s. At that time, simple rooms for one person each with cooking facilities were set up on three levels. There were toilets on each floor, on the ground floor a dining room and the home manager's apartment, in the basement a shower facility, laundry room, craft room and cellar compartments.
Since then, the building has been repeatedly adapted structurally to the respective requirements of the users. The administration and consultation rooms on the ground floor, the showers on the floors and the common room in the basement were created in this way, as well as the possibility of access to the administration level for wheelchair users via the lift.
Now Caritas Wohnen- und Werkstätten, as an institution of homeless assistance and disability assistance, is facing the great challenge of implementing further requirements of the Federal Participation Act, above all to make the building as a whole, but also some user rooms barrier-free. In addition, the shared bathrooms are to be dismantled and all residents' rooms equipped with wet rooms. For the extension of the building, an elevator system and the extension of the building in timber construction are planned. The workshops will not be rehabilitated and are not the subject of this tender.
In the course of the expansion and renovation for the implementation of the construction measure, a concept must be developed so that the dormitory can remain in operation during construction.
The renovation concept is to be designed in such a way that structural and technical measures are implemented in order to bring the building up to today's energy standard. Especially against the background of a sustainable use of energy and resources, synergy effects should be exploited and a conscious, responsible handling of the existing should be sought.
The KfW 151/152 Efficiency House is being strived for as the energy standard. The building is heated via a local heating pipe which is fed by a wood chip plant.
For a total of 15 offices and 30 residents' rooms, approx. 1,168 m² GFA will be renovated in the existing building and approx. 400 m² are planned for the extension of the building in timber construction. The client and his workshops will carry out individual trades (such as painting work) in the implementation of the project itself. For the outdoor system planning, the perimeter is estimated at approx. 1,250 m².

The total costs of the project (KG 200-600) are forecast at € 5.6 million gross (Q1/2021) and are divided into the following division of the KG:
- KG 200 200.000 €
- KG 300 3.055.000 €
- KG 400 1.645.000 €
- KG 500 600.000 €
- KG 600 140.000 €
It is intended to commission the following services (gradually) with this tender: Object planning outdoor facilities, work phases 1 to 7 according to §§ 38 ff.
The services are commissioned in stages. First, in the 1st commissioning stage, the service phases 1 - 3 are commissioned in accordance with § 38 HOAI. The work phases 4-7 are called up in stages. There is no legal entitlement to overall commissioning.
