The subject of the tender is a turnkey contract that includes turnkey contractor, engineering, architectural and landscape architecture services for the construction of a new nursing home under the General Housing Act, a total of 7,500 m² of so-called eligible nursing home area or financed service area.

The housing association is constructing the nursing home in agreement with Greve Municipality. NOTE: The project basis has been prepared with the assistance of Tegnestuen Vandkunsten, which is also included in the further collaboration with the turnkey contractor. Therefore, there is NO demand for additional architectural and landscape architect skills in the tender.

The turnkey contract includes the design and execution of a two-storey care centre with a partial basement for primarily service functions: 72 general care homes (4,680 m²) with associated service areas (2,820 m²), The Contracting Entity's collaboration with Greve Municipality is ongoing - e.g. through user involvement - to plan the project basis for further cooperation with the turnkey contract team. This means that a certain degree of processing of the project is ongoing in parallel with the turnkey contract tender. The turnkey contract team can therefore expect that there will be a relatively well-prepared outline proposal as a starting point for the further design immediately after the conclusion of the turnkey contract.

The focal point and theme of the turnkey contract competition is: "Competent and trusting cooperation to realize the project with a good result within the financial framework of the project". It is the contracting entity's view that no one is particularly served by either receiving or making traditional fixed-price offers at present, if this can be avoided. The price competitive parameter is therefore based on a cost criterion, after which competition is based on specified contribution margin (DB) and prices for specified consultancy services. In the tender, it is assumed that 'traditional fixed pricing' is postponed until schedule B of the construction project, and/or finally agreed before the physical start of construction (currently expected around the turn of the year 2023/24). In the intervening period, the parties shall cooperate jointly on open calculations. Other competitive parameters are of an organisational, collaborative and 'approachable/creative' nature.

The project also has a sustainable ambition, which is to be included in the further project collaboration.
