In this procedure, the services of a BNB coordinator for the renovation and expansion of the Helene-Lange School in Wiesbaden are to be awarded. This project is expected to achieve a silver BNB certification with an 80% compliance rate. Furthermore, the management of subsidies is to be handled by the NBB coordinator.
Project description:
The Helene-Lange-Schule has been in existence since 1955 and is an integrated comprehensive school with currently approx. 625 pupils in grades 5 to 10, divided into 24 classes. The school property is approx. 11,863 m² in size, has a gradient of approx. 4 m and is adjacent to the busy Moltkering. The Helene Lange School is an experimental school of the state of Hesse, which is to be restructured and converted to be barrier-free according to the three main topics of modern school requirements - all-day care, individualization of learning and inclusion. There is a pedagogical school concept and a room program tailored to it. In 2021, a mass study was carried out for the building construction office, which proves the feasibility of the space requirement on the property in 2 variants according to the pedagogical concept. The study envisages the core renovation of the main building and the demolition of the gymnasium, the specialist class building, the cafeteria and the caretaker's apartment. In addition to the conversion of the main building, new extensions are shown for the implementation of the space program. The existing 1-field sports hall is to be replaced by a 2-field sports hall according to DIN 18032. The sports hall will also be usable for clubs outside school hours. It is not to be used as a meeting place according to the HVStättR, but only as a sports hall for school and club sports without spectators.
No variant of the mass study is mandatory, the largest possible open space as a schoolyard and the preservation of the tree population is to be strived for.
There are polluted areas in all parts of the building. Therefore, the school operations will be completely outsourced for the demolition, construction and renovation period.
The general renovation and the new building will be carried out in accordance with the Sustainable Building Concept (LNB) of the state capital Wiesbaden and the Sustainable Building Assessment System (BNB). A certification according to BNB Silver 80% is achievable.

Scope:
The services advertised here include the services necessary to achieve a BNB silver status, in particular coordination, moderation, examination and documentation of the achievements of all those involved in the project, as well as various other services for sustainable construction (see performance profile Annex 02). In addition, the NBB coordinator is also to be entrusted with the management of subsidies.

A step-by-step assignment is envisaged. Initially, service levels 1 and 3 (corresponding to service phases 1-4 HOAI) are commissioned with the commissioning. The client intends to commission the further services in further contract stages if the budgetary requirements and corresponding corporate resolutions are met. The Contractor undertakes to provide further services if no more than 6 months have elapsed since the completion of the last transferred service and the Client has announced the transfer in good time, i.e. at least 4 weeks in advance.
The client reserves the right to commission the other services named in the service profile only for sections of the overall construction project (commissioning in sections).
The commissioning of the further stages takes place in written form. For the other services, the provisions of the contract apply.
The contractor has no legal right to a further assignment. The contractor cannot derive any claims for damages or a fee increase from a stepwise or sectionwise transfer.
The individual project stages are successively called up according to project progress. If the client decides that the project will be finished after a project stage has been completed, no further call will be made. The contractor is not entitled to call up further project stages.
