Object planning building LPH 5-9 (optionally also 3+4) according to paragraph 33 ff HOAI 2021

The subject of the order are services of object planning buildings and interiors according to § 33 ff HOAI 2021, LPH 5 to 9 (optionally also LPH 3 + 4) with step-by-step commissioning.

The city of Pfaffenhofen a. d. Ilm is planning the new construction of the St. Elisabeth daycare center with 3 crèche groups for total. approx. 39 crèche places and 5 kindergarten groups for total. approx. 130 kindergarten places. The new building is to be built on the inner-city property of the existing kindergarten, which will be demolished after completion of the new building.

The day care center currently consists of two building parts, the kindergarten on the property with the corridor no. 1122 as well as the nursery, which is located in the building of the sports home on the adjacent property.

Before the start of the construction project, the building part of the crèche is to be demolished in order to create space for the new building. The crèche is to be accommodated for the construction period in the already built replacement new building north of the existing kindergarten.

If, during the design planning, it turns out that the room program cannot be accommodated on the currently planned areas, it may be necessary to also use the area of the existing, demolished kindergarten building.

This would then require a 2nd construction phase, which entails an extension of the construction period.

The operation of the day care center must be maintained during the construction project.

Cancellation planning is not part of the order.

Work phases 1 and 2 have already been provided by the client himself. Work phases 3 and 4 are also to be processed internally, but the client reserves the right to rely on the support of the architectural office or, if necessary, to hand over the service phases completely to the office. For this reason, work phases 3 and 4 are optionally advertised.

The new building is intended as a timber construction with a high degree of prefabrication and high energy efficiency.

Due to the currently planned timber modular construction or timber construction with a high degree of prefabrication, the performance image in the contract is adequately reduced.

If necessary, various special services will also be commissioned, in particular e.B. :

— in LPH 3-8: preparation of an in-depth cost calculation (3rd level of detail),

— in LPH 3-5: Updating of room books

— in LPH 3-8: participation in the procurement of subsidies and the proof of use,

— in LPH 5: Establish a detailed object description as the basis of the service description with service program (In this case, the corresponding basic services of this service phase are omitted),

— in LPH 5: Create all required guide details

— in LPH 5: Check the execution plans developed by the construction contractor on the basis of the SOW with the service programme for compliance with the design planning (in this case the corresponding basic services of this service phase are omitted),

— in LPH 6: Preparation of tender specifications with a programme of services on the basis of the

detailed property description (in this case, the corresponding basic services of this service phase are omitted),

— in LPH 7: Checking and evaluating the offers from the service specifications with service program including price mirror (in this case the corresponding basic services of this service phase are omitted),

- in LPH 9: monitoring the rectification of defects within the limitation period.

Funding will be applied for for this project.

Timeline:

The award negotiations are expected to take place at the beginning of August 2022. The award of the contract and the immediately following start of the project is scheduled for September/October 2022.

The approval planning (LPH 4) is to be completed by spring 2023.

Completion is to take place on 1.7.2025, commissioning (with completed remedy of defects) on 1.9.2025.
