Municipal accident insurance Bavaria - renovation of the service building of the KUVB: services according to the service profile technical building equipment (TGA-HLS), plant groups 1,2,3,8 for the LP 2-9 acc. §§ 53ff. according to HOAI 2013 (with step-by-step commissioning).

The subject of the tender are planning services according to HOAI for the partial renovation of the administrative building of the Bavarian municipal accident insurance at Ungererstraße 71 in Munich. The exact need for refurbishment can only be determined and specified in the course of the planning order, but is basically designed as a partial refurbishment of the building under the premise of maintaining economic efficiency and in the sense of maintaining technical functionality or upgrading. In advance, examinations of the building structure and building technology have already been carried out, which define the minimum scope of the necessary renovation requirements in order to remedy identified deficiencies in fire protection, building construction and technology. Furthermore, in the course of the planned partial renovation, the conversion of an existing floor level into a self-sufficient rental space unit for third-party rental as office space is planned. The specification of the conversion of a "single tenant building" into a "two-tenant building" for the purpose of rentable space for third parties includes all relevant planning aspects, in particular measures in the area of building construction, fire protection, building technology, building acoustics and, if necessary, the remediation of harmful substances. Another planning aspect is the optimization of the existing room structure in the existing building, with the question of improving space efficiency in the context of modern and flexible workplace concepts for selected areas in the building. In the course of a later implementation, the question of the structural implementation of the measure during ongoing operation or temporary move-out will be a highlighted issue. The client's considerations on this aspect have not yet been completed and should be part of the planning process in dialogue with the client and should be checked, checked for plausibility and, if necessary, further developed. In advance, as part of the special services, the creation of as-built plans of the building is also required as a further working basis. Technical substance investigations are already available in parts, or further preliminary investigations are currently being carried out. Furthermore, a renovation concept was drawn up some time ago, which currently defines the minimum scope of the necessary partial renovation measures. The concept can serve as an initial orientation aid and further planning basis. The final determination of the scope of the renovation depending on all of the above parameters will be one of the planning results. Events:

- Start of planning immediately after commissioning

- Construction completion: probably end of 2023

- Commissioning: probably spring 2024.
