The purpose of the contract is to complete the project project of architecture, engineering, consulting in energy performance of buildings (EPB) and coordination of safety and health, as part of the transformation of a former theater (located on the plots Rue d'Hoogvorst n ° 8-14) into a building hosting a nursery "ONE" of 42 beds, the offices and meeting rooms of the non-profit association Crèches de Schaerbeek and a space for cultural and/or commercial purposes in the basement. The plot located Rue d'Hoogvorst n°2 will be dedicated to a demineralized outdoor space.

This project is developed by the contracting authority within the framework of the Brabant Urban Renewal Contract| North | Saint-Lazare.

The sustainable approach of the project will be central and transversal. The contracting authority wants innovative solutions to be implemented. The building must integrate the concepts of sustainable construction, in particular by respecting the energy performance standards in force and by aiming at the implementation of sustainable materials or reuse or from a short circuit. Focus and attention will be given in the choice of construction materials (origin of materials, manufacturing and implementation processes, analysis of the reversible and dismantling character, promoting assembly, etc.).

Particular attention should be paid to the landscaping of the Hoogvorst 2 street plot and to the safeguarding measures to preserve and enhance its century-old tree.
