The Komische Oper (KOB) is located in the city center of Berlin and is an important part of Berlin's opera and cultural landscape. The KOB consists of a listed building complex of old buildings with periods of development between 1890 and 1980.
Large parts of the building have not been subjected to any major construction measures for more than 60 years. The stage and auditorium of the KOB will now be completely renovated, operating procedures optimized and the technical equipment and equipment renewed.
A new building along the Glinkastraße is intended to create additional space. In addition to administrative and storage rooms, this room contains a room for orchestra rehearsals and a rehearsal stage.
The functional building from the 1960s located in Unter den Linden is not part of the measure, as is the old building IV in the eastern part of the area.
The construction project is based on the audited demand program for a gross total of EUR 227 million.
Structural completion May 2029.
1) Performance picture
The "delegated client services" named in the tender document V4 shall be awarded. The services provided by the contractor are divided into the following sections (see contract template V1):
- service phase 2 (pre-planning),
- Service Section 3 (Design Planning),
- service section 4 (approval planning),
- service section 5 (implementation planning),
- Section 6 (preparation of the award),
- section 7 (participation in the award),
- Section 8 (object monitoring, participation in the transfer),
- Performance Section 9 (final theses, accounting, correction of defects, documentation).
Upon award of the contract, all required project management services in service section 2 (pre-planning) as well as the services pursuant to section 3 (3.4) of the contract are transferred. Other benefits in service sections 3-9 are optional (see point II.2.11).
2) Each service section generally includes services of the subsequent areas of activity to be performed by the AN
- Area of action 1: Organizational work, information, coordination and documentation,
- area of action 2: qualities and quantities,
- Strand 3: Costs and Financing,
- Area of action 4: deadlines, capacities and logistics,
- Area of action 5: contracts and insurance.
3) Note: The following services are included in the basic project management services (see Annex V4):
- Project image in the booking system HHV: Mapping and updating the individual and total costs of the measures in HHV over the entire project cycle,
- file management in rooms of the AN according to the file plan,
- eVergabe: Processing of procurement processes on the basis of the electronic allocation platform of the Senate Department for Urban Development and Housing,
- reporting: continuous and timely information and advice to the client,
- Provision, provision and maintenance of a digital project space with an automated plan management and plan distribution function for the exchange of data and documents (in particular plans),
- Contribution to the representation of the planning concept to the public and participation in inquiries, suggestions and concerns of users, users and parliamentary committees.
4) The following supplementary services with separate remuneration are to be provided:
- Cost review of up to 25 entries (non-open realization competition Generalplaner).
5) Duration of the project: The project duration specified in point II.2.7) includes a 48-month (mon.) Warranty period. (Invoice: beginning 02/20 to handover 05/29 = 112 Mon. plus 48 Mon.)
6) Other general conditions
- The contract is based on the enclosed contract sample (contract award document V1) for project management services, including the framework deadline (award document V2) and the General Contract Terms and Conditions AVB Building Contract (tender document V3),
- The procedures according to ABau and Project Manual of SenStadtWohn Division V are to be observed,
- The planning participants include, among others, the general planner (services of object planning / structural engineers / technical engineers TGA and stage technology / building physicists, outdoor plant planners), acoustics specialists, special experts (including BNB coordinator, safety coordinators, fire protection experts) and other experts, including experts and test experts,
- The general planner is determined within the framework of a Restricted Realization Competition (RPW). Information about the RPW is available at the following Internet address.
