Espoon Asunnot Oy / Niittykummuntie 1 Construction contract

The acquisition includes the construction of two residential buildings with ARA interest subsidy loans as a total contract on plot 49-15-38-2. The address is Niittykummuntie 1, 02200 Espoo. The property will be owned by Espoon Asuntot.

The property consists of two 8-storey new apartment buildings and a deck yard with a parking garage underneath. There are a total of 115 apartments and the apartment area is 4842.5 asm2, volume 31819 m3.

The starting target for the construction work is 8/2023 -10/2023.

The construction project is a new project that comprises two 8-storey rental apartment buildings and a yard deck under which a parking garage will be built as a total contract in Niittykumpu, Espoo, on plot 2 in block 15038.

Streets and municipal engineering in the area exist. The construction site has been used as a storage area for a street construction site.

There are two main types of residential buildings. One 8-storey one-storey apartment building (A) with commercial space, VSS and public and storage facilities on the 1st floor; 2nd floor sauna department. And one 8-storey one-story apartment building (B), on the 1st floor of which there is a VSS, laundry, as well as public and storage rooms; On the 2nd floor there is a club room and a sauna department. On the attic floor of houses A and B, there is an IV engine room. In connection with the buildings, a 72-seater garage (post-tensioned concrete deck with a yard on top of it) will be built. Of the garage, 42 parking spaces will be allocated to Espoon Asunto and 30 parking spaces will be allocated to neighbouring housing companies through contractual arrangements.

Photovoltaic panels serving the building will be built on the roofs. The residential buildings are made of concrete and the site is connected to district heating and have centralized ventilation with heat recovery.

There are 115 apartments, 4842.5 asm2, volume 31819 m3. The parking spaces of the property are under the yard deck in the parking facility.

The object is carried out as a total work including structural, plumbing, electrical and automation work, so the bidder must have the conditions and capabilities to do so.

The developer aims to ensure that the contracts could be concluded as soon as possible after the end of the contract competition and that the construction work would begin in August-October 2023, provided, however, that the building permit is legally valid, the board of directors of Espoon Asunnot Oy has approved the project, the procurement decision made is not appealed, and the Housing Finance and Development Centre approves the costs and gives permission to start.
