Property management at 5 Bieszczadzka Street in Krosno

The subject of the contract is the provision of property management services located in Krosno at 5 Bieszczadzka Street. Management is to be carried out on the basis of the law, in particular the provisions of Chapter 3 Property Management, i.e. Article 185 paragraph 2 et seq. of the Act of 21.08.1997 on real estate management (i.e. Journal of Laws of 2023, item 344, as amended) and the Act of 7.07.1994. Construction Law (i.e. Journal of Laws of 2023, item 682, as amended).

The subject of the contract is the provision of property management services located in Krosno at 5 Bieszczadzka Street. Management is to be carried out on the basis of the law, in particular the provisions of Chapter 3 Property Management, i.e. Article 185 paragraph 2 et seq. of the Act of 21.08.1997 on real estate management (i.e. Journal of Laws of 2023, item 344, as amended) and the Act of 7.07.1994. Construction Law (i.e. Journal of Laws of 2023, item 682, as amended).

1. Providing round-the-clock supervision and monitoring of the building and the adjacent area within the property boundaries.

2. Maintaining order and cleanliness of the common part of the building together with the adjacent external area.

3. Maintenance of equipment for shared use in proper technical condition and full efficiency, ensuring maintenance and ongoing repairs (on common parts).

4. Carrying out periodic inspections of the technical condition of the facility and premises, keeping the building book, indicating the necessary renovation works and estimating the value of these works.

5. Organizing and carrying out once every two years the evacuation action of all employees and guests in the building managed by the Contractor.

6. Concluding contracts, in accordance with the Public Procurement Law and other applicable laws, on behalf of co-owners, for:

6.1. Supply of electricity supplying cranes, heat exchanger and collection of municipal waste from the property.

6.2. Maintenance and repair of elevator equipment installed in the building at 5 Bieszczadzka Street in Krosno.

6.3. Service of the fire alarm system.

6.4. Rental of common areas, taking into account the procedure of co-owners.

6.5. Invoicing receivables to individual co-owners of the property according to fixed percentage indicators.

7. Supervision over the implementation of the provisions of agreements concluded by co-owners regarding the common parts of the property, in particular participation in inspections, maintenance, repairs, other activities performed.

8. Performing other works resulting from applicable law.
