Building physics planning for the new construction of a day-care centre
The object of the construction project is the construction of a new day care center for up to five groups on the parcel number 2241/1, Am Zeilweg, district Margetshöchheim. The area is currently designated as a playground area in the "Zeilweg" development plan. A change in the development plan or a partial repeal is sought.
On the northern part of the property there is a high-pressure gas pipeline and the exercise area of a heritable building right. These must be taken into account during planning. East of the property runs the state road St2300.
On the southern part of the property there is a container facility in which two groups of crèches are housed. This cannot be dismantled during the construction phase and safe operation must be ensured. The groups will be moved directly from the container facility to the new building. The realization of the outdoor facilities can take place after the move.
North of the property on the parcel number 2241/3 is an existing day care center. Here, too, special attention must be paid to safe operation.
The type of construction is to be decided in the course of the preliminary design phase (solid construction, timber construction, modular construction). Decision criteria are: functionality, affordability, energy efficiency and low maintenance costs. In addition, the choice of material must take into account the environmental relevance, the service life and the possibility of recycling/disposal. The inclusion of sustainable products is desired. A good CO² balance and good indoor climate conditions must be ensured. The old trees are to be preserved as far as possible.
The premises of the day-care centre should be flexible for crèche or kindergarten. A future expansion of the daycare center by another group is to be taken into account in the planning. This should also be flexibly usable (e.g. kindergarten, youth room).
The client intends to apply for public funding from the Free State of Bavaria.
