The subject of the order is the general planning services of
- Project planning for buildings and interiors (§§ 33 ff. HOAI), work phases 1 to 9
- Specialist planning of structural engineering (§§ 49 ff. HOAI), work phases 1 to 6,
- Technical planning of technical equipment (§§ 53 ff. HOAI), work phases 1 to 9, for:
- System group 1 (sewage and water systems excluding gas systems),
- Plant group 2 (heat supply plants),
- Plant group 3 (ventilation systems),
- Plant group 4 (heavy current plants),
- Annex group 5 (telecommunications and information technology systems),
- Plant group 6 (conveyor systems),
- Plant group 7 (usage-specific plants),
—— Plant group 8 (building automation).
The client initially only commissions the service phases 1 to 3 according to HOAI and reserves the right to commission the further service phases individually or as a whole. There is no entitlement to further commissioning, nor can other contractual obligations arise for the client. In the event of a call, the contractor is obliged to provide the services, if necessary also in stages, individually or as a whole.
The district of Dithmarschen has decided to build a new multi-purpose building in Büsum, Hafentörn. In the business and science park mariCUBE in Büsum, a strong network in the field of marine biotechnology has formed in recent years due to the tenant structure, which is characterized by cooperation and joint projects. In order to offer the rented companies in the mariCUBE a perspective after the maximum length of stay of 8 years, the companies should have appropriate rooms available. The new building is intended to close this gap.
The project-related area is located in Büsum Hafentörn plots 6 and 7. The building plot of 1 hectare is located east of the mariCUBE and receives its development from the harbor trip. A direct connection to the mariCUBE is not provided, whereby the possibility of a short access between the objects should be given. A large part of the building plot is located in the vegetation area. The surrounding nature should be disturbed as little as possible.
The object to be planned should be designed taking into account the relevant legal, construction and safety regulations. The equipment and qualities should be based on the mariCUBE. The further development of the mariCUBE concept can also be represented structurally. The district of Dithmarschen demands compliance with KfW Eh 40 specifications for new buildings. The specifications are to be incorporated into a sustainable energy concept that integrates the building services and energy supply. The standardized general structural requirements are required for all structures of this measure. The requirements are supplemented by a merging of the architectural and technical solutions that take into account the resolution proposed by the district of Dithmarschen on October 25, 2019 and represent a sustainable, largely self-sufficient energy supply.
The net costs (excluding ancillary construction costs) are estimated at EUR 2,325,000. The completion and commissioning of the mariCUBE 2 is planned for the first half of 2023.
