As a municipal housing association, the client has set itself the goal of a sustainable circular economy. Construction waste must be avoided as far as possible; if this is not possible, they must be recycled as a matter of priority. This is intended to contribute to effective climate protection.
STADT UND LAND owns 51,000 of its own apartments in the districts of Neukölln, Treptow-Köpenick, Tempelhof-Schöneberg, Steglitz-Zehlendorf, Charlottenburg-Wilmersdorf, and Marzahn-Hellersdorf as well as in Neuenhagen and Fredersdorf in the state of Brandenburg. The STADT UND LAND plans to renovate about 100 polluted empty apartments per year. The majority of asbestos-containing building materials are floor coverings made of so-called asbestos-containing flex panels (vinyl asbestos sheets according to DIN 16950, ASN 170605*) and asbestos-containing adhesives (milled material ASN 170601*).
Furthermore, there are different combinations of asbestos-containing installation shaft walls, exhaust air ducts made of weakly bound asbestos-containing panels (10%) and small-format asbestos-containing cardboard in the bathrooms. Pipe insulation in the shafts to be processed in the baths made of KMF as well as occasionally asbestos-cement window sills must also be removed and disposed of.
In the course of this, the tile backsplashes in the kitchens are partially removed in connection with the removal of the asbestos-containing adhesive. In addition, asbestos-containing wall and ceiling plasters are found in some economic units, which are removed and disposed of in accordance with the applicable directives.
Furthermore, lead-containing window paints can be recorded. The lead-containing paints are removed using the RISAN process, which avoids any dust formation that could be contaminated with lead until the final coating.
The renovations are to be carried out primarily in vacant apartments. The work is carried out in individual apartments. The order depends on the current vacancy rate or the need. The renovation work is carried out in advance of the basic repair work of the apartments, i.e. the disposal of hazardous substances is given a lead time to the follow-up work. A time window of max. 5 working days per residential unit (Monday to Friday) is planned for the hazardous substance remediation work.
In order to perform and exercise the service content, the pollutant supervisor is granted a project-related power of attorney.
