The Lessinggymnasium (LGL) is located in the school site "Biedensand", on the western outskirts of the city of Lampertheim, which is directly adjacent to the local recreation area "Altrhein".

For the future expansion of the Lessinggymnasium to 7 trains, a new building is to be planned in the area that is currently used as a sports area. The construction site is marked in the enclosed site plan.

The property to be planned includes all classrooms, specialist and administrative rooms required for use as a grammar school. Essentially, the following functions should be provided:

- Administrative and pedagogical area

- Specialist space clusters (NaWi, music, art and performing arts / auditorium)

- Year clusters 5-10 (with intermediate rooms for differentiation and inclusion for two grades) as well as upper school clusters.

Together with the users, a space-function book (approved needs) was developed and, on this basis, a space program was coordinated that takes into account the pedagogical needs. The following basic planning data are based on this:

NUF: = 7.500 m²

BGF: = 12.500 m²

Gross costs of new construction (KG 200 – KG 700 according to DIN 276 –2018: = € 60 million)

Planned start of construction: March 2026

Planned completion date / handover for use: March 2029

Construction: Reinforced concrete skeleton construction with system construction walls

Due to the hydro-geological conditions, a basement of the building is generally ruled out. The heating and energy supply is provided by local heating, which is provided by a wood chip power plant at a defined transfer point. In order to generate renewable energy, the building is to be prepared for the use of photovoltaic systems. The energy and technology concepts are to be based on the legal requirements in conjunction with the standards of the in-house operation of the school and building management in order to optimize the energy required for building operation and the maintenance costs in terms of sustainability. The criteria for classification in the category "Efficiency Building 40" according to the current KfW guideline for non-residential buildings are to be achieved. In addition, there is the advancing digitalization and the resulting need for Wi-Fi equipment in the building. Increasing demands on safety and alerting in dangerous situations must be taken into account.

A fundamental prerequisite for inclusion in the classroom is the barrier-free design of the building and the entrances (including the installation of an elevator system). The aspects of sustainable operation with regard to maintenance, servicing and cleaning must already be taken into account during the planning phase. After the completion and the relocation of the school community of the Lessinggymnasium to the new property, the old building is temporarily available for interim use. A later demolition of the existing LGL building is not part of the project.

The described project is carried out with the client's own project management. The scope of the delegable, delegated client tasks results from the provisions of the model project management contract.

For the project, a team of specialist engineers from the individual disciplines has already been formed, who are required to carry out the construction task. First of all, the project management office to be commissioned must, as a special service, carry out a VgV procedure to find an object planning office in order to complete the project team.

The project management services are commissioned in sections and separately according to performance levels in accordance with the model contract of the in-house school and building management company. Initially, the following power levels are to be transferred:

Performance level 1 (project preparation)

Performance level 2.1 (planning until completion of LPH 2 HOAI)

The client is free to commission further service levels or parts thereof, in accordance with the model contract. There is no legal entitlement to a further assignment. The remuneration is based on agreed flat rates for the respective service levels. Through an upstream "service phase 0", a pedagogical needs assessment was already carried out together with the future user and a school construction consultancy. The result is a murmur function book that translates the pedagogical requirements into spatial functional contexts. From this, a space program was developed with the user, which can be made available as a working basis in performance level 1. In order to give the entire construction project clear structures right from the start, a specific project organization manual must be drawn up. For this purpose, a project organization manual prepared by the client must be used, supplemented and adapted.

One of the core tasks of project management through all stages of the project is at least to check the documents submitted to the client for approval for compliance with the project objectives in terms of quality, quantity and deadlines. The specifications for the building to be executed that have been made binding or approved by the client are decisive. The decisive services of project management should also be reflected in the fact that it actively regulates the development process of planning and execution through structured control and management mechanisms. Project management is responsible for all commissioned service levels, while forward-looking management is responsible for the assigned areas of organization, qualities, quantities, costs and deadlines. This means predicting the realistic situation of the expected current situation in each case and thus recognizing possible disruptive factors in good time in advance and proposing measures so that disruptions do not become reality and cost and schedule deviations do not occur. The cost targets are binding maximum costs that may not be exceeded under any circumstances. If necessary, the costs must be adhered to by adjusting qualities or quantities. It is the task of project management within the framework of cost control to prepare and obtain necessary decisions from the client, unless they have already been made bindingly.

On the client's side, the project manager is responsible and in charge of ensuring that the specified deadline is adhered to and that countermeasures are proposed and implemented in the event of deviations. Decisive control and regulation instruments are the schedules as the basis for actively steering the project towards the deadline goal. Remuneration for project duration extensions is excluded. The detailed requirements for the project management services result on the one hand from the general performance obligations specified in the model contract, which are to be provided across all areas of action of all service levels, and on the other hand from the specific performance obligations for the individual service levels.
