General planning services for the Center for Medical Technologies (MedAcc) Cottbus
On the campus of the CTK, the largest hospital in the state of Brandenburg, the Center for Medical Technologies - Medical Accelerator (MedAcc) - is to be built as a start-up center. The plan is to build the start-up center with office space as well as medical work and laboratory space with a total size of approx. 1200m² of GE floor space. The MedAcc will be the infrastructural nucleus for a previously non-existent MedTech scene in Cottbus in order to support the development of start-up companies, small and medium-sized enterprises (SMEs) as well as the settlement of new business premises of supra-regional commercial enterprises by providing specific rental space (offices, workshops, laboratories) and direct access to the hospital.
In the future, the Center for Medical Technologies will play a key role in the cooperation between medical technology companies and the future University Medical Center Cottbus.
The object and goal of the task is the general planning for the complete implementation of the MedAcc object with coordination and integration of all necessary specialist planning. The general planner assumes responsibility for the coordination and correctness of the content of the technical planning work.
In addition to the basic services of the service profiles, special services are called up, which are recorded in the service specification.
The subject of this call for proposals are services in accordance with HOAI 2021 for the following service profiles:
- Property planning (§34 HOAI 2021) Buildings + interiors
- Freianlagen (§39 HOAI 2021)
- Ingenieurbauwerke (§43 HOAI 2021)
- Tragwerkplanung (§52 HOAI 2021)
- Technical equipment §55 (HOAI 2021); Plant groups 1-8 according to §53 (2)
- Further specialist planning in accordance with Annex 1 HOAI 2021 for
o Building Physics
o Geotechnics (subsoil survey and foundation consulting including exploration services)
- Fire protection planning under building regulations in accordance with AHO publication series no. 17
- Occupational safety / health and safety coordination in accordance with BauStellV (for planning and execution phase)
o Elaboration of a health and safety plan
o Preparation of a document with the necessary information on safety and health protection in the event of subsequent work on the structure
o SiGe coordination during the construction phase
The construction costs were determined by the client as follows (all figures in net):
Total building construction costs: EUR 9,374,000, of which
KG 200: EUR 800,000;
KG 300 (50% of EUR 7,349,000): EUR 3,674,500
KG 400 (50% of EUR 7,349,000): EUR 3,674,500
KG 500: 1.225.000 EUR
Initial equipment of buildings incl. art in architecture (KG 600): 1.103.740 EUR
Total construction costs (excluding KG 700) EUR 10,477,740
The planning is "design to cost"; the total construction cost framework must be adhered to. The planning is to be carried out using BIM.
