The OCMW Genk owns the former rest home Autumn Joy, located along the Schaapsdries in Genk, and wishes to repurpose this property, consisting of the building with associated land, by sale under conditions. The OCMW Genk is assisted by the city of Genk to go through the sales procedure. In the present specifications, the entire owner and process supervisor is referred to as "Genk Group".

This bundle describes the conditions and procedure for the sale.

The offered property is intended for the realization of a residential project that can be subordinately supplemented with residential support functions such as shared interior spaces, limited office spaces, etc.

In this sales bundle, the spatial and legal context of the property is presented, the ambitions for spatial development are clarified and the conditions of sale are listed. Conditional sales are directed to prospective developers who collaborate with an experienced design team and are designated for the full architecture assignment.

The procedure takes place in two phases: a selection and allocation phase.

In the first phase, the candidates are selected on the basis of team composition, references and vision of the redevelopment of the property. In view of the ambitions in the field of architecture, it is important to identify and convince an architect to measure this task and to have an ambitious vision.

In the second phase, the candidates must convince the provider with a design that demonstrates urban planning insight, architectural expertise and creativity, attention to sustainability aspects, a strong program proposal and realistic planning.

The present document and the additions must be considered as a whole: we ask the tenderer to inform Groep Genk of any contradictions between the various parts, so that any necessary clarifications can be made.
