New building mobility house Überseestadt in Bremen - technical equipment acc. §§ 53 HOAI

Brepark GmbH is planning to build a mobility house in the Überseestadt Bremen. The complex consists of an office block in front and a parking garage section behind it, which merge functionally and creatively into one building thanks to shared access cores and a uniform facade theme. The property is intended to be used for temporary storage of motor vehicles and bicycles and to provide users with a wide range of complementary offers. Among other things, mobility-related service companies are to be established in order to complete the overall concept of a mobility house.

Brepark GmbH is planning to build a mobility house in the Überseestadt Bremen. The complex consists of an office block in front and a parking garage section behind it, which merge functionally and creatively into one building thanks to shared access cores and a uniform facade theme. The property is intended to be used for temporary storage of motor vehicles and bicycles and to provide users with a wide range of complementary offers. Among other things, mobility-related service companies are to be established in order to complete the overall concept of a mobility house.

The area of the new building will be approx. 23,327 m 2 GFA. In addition to the function of parking (739 parking spaces, 52 of which are initially e-charging stations), areas for a bicycle shed (approx. 286 parking spaces), office and catering areas (approx. 1,300 m 2 ), a roof terrace (334 m 2 ) with greenery acc. Green Roofs Act and optionally expandable service areas (approx. 754 m 2 ) around the topic of mobility must be taken into account. The heated areas are to be planned according to the passive house standard.

The costs for the technical systems (without parking technology) amount to approx. 4.04 million EUR (net, KG 400 according to DIN 276). According to the cost calculation (EW-Bau), a budget of approx. 19.5 million EUR (net, KG 200-700 according to DIN 276) is planned for the implementation of the overall measure.

The service phases 1-3 technical equipment acc. § 55 HOAI have already been provided and are available in analog and digital form (PDF and DWG). The planning and procurement of the parking technology components (video, voice, parking automation) is carried out by the client and must be integrated into the line planning.

The start of construction is planned for 10/2021, the completion for 12/2022.

The services to be awarded consist of:

- Service phase 4 technical equipment acc. Section 55 HOAI;

- Service phases 5-9 technical equipment acc. § 55 HOAI as an optional commissioning by designation of the client (possibly in stages to be determined by the client);

- Special services in all phases of the technical equipment acc. § 55 HOAI as an optional commissioning by designation of the client (possibly in stages to be determined by the client).
