1. The subject of the contract are services in the field of current renovation works and services, including maintenance, inspections, periodic inspections, removal and securing of failures and other activities in the general construction industry necessary to maintain in operation buildings and premises as well as areas managed and administered by the Real Estate Management Department in the Mokotów District and in municipal premises located in buildings not in the administration of ZGN, located in II Administrative Districts, in the period from the day following the date of signing the agreement until 31.07.2024.

The subject of the contract are services in the field of performing current works and repair services, including maintenance, inspections, periodic inspections, removal and securing of failures and other activities in the general construction industry necessary to maintain buildings and premises as well as areas managed and administered by the Real Estate Management Department in the Mokotów District and in municipal premises located in buildings not in the administration of ZGN, located in II Administrative Districts, in the period from the day following the date of signing the agreement until 31.07.2024.4.2. The scope of the contract includes the following activities: 4.2.1. carrying out periodic inspections (once a year or once every six months) in municipal buildings managed and administered by ZGN in the Mokotów District, the lists of which are included in the Annex, and drawing up protocols, in accordance with Article 62(1)(1a), (b) and (3) and Articles 62a and 62b of the Act of 7 July 1994. Construction Law (i.e. Journal of Laws of 2021, item 2351, as amended – hereinafter: the Construction Law) consisting in checking the technical condition of buildings, and in particular inspecting the structure and roofing, loggias, balconies (including their pollution), attics, chimneys, balustrades, gutters, glazing, woodwork from the outside, etc., elements exposed to destructive atmospheric influences and destructive effects of factors occurring during use, buildings the damage to which may pose a threat to the safety of persons, the environment and the structure of the building, as well as installations and equipment for environmental protection. A detailed check should cover the technical condition of the external layers of external partitions (invoice layer), elements of external walls (attics, pillars, cornices), balustrades, loggias and balconies, devices attached to walls and roof, building drainage elements and flashings, roofing, devices constituting fire protection of the building, elements of the sewage system draining sewage from the building, passages of installation connections through the walls building and all other visible elements of the building, as well as the aesthetics of the building and its surroundings. In buildings in which a 5-year inspection was carried out in a given year, annual inspections are not carried out. Making an entry in the KOB by persons performing inspections in accordance with Article 62b. paragraph 1 of the Act of 7 July 1994 Construction Law (Journal of Laws of 2021, item 2351, as amended), The activities referred to in will be performed in the scope resulting from Article 62 paragraph 1 points 1a and b, paragraph 4; art. 62a, art. 62b sec. 1 and 2 of the Act of 7 July 1994 Construction Law (Journal of Laws of 2021, item 2351, as amended) and § 4, 5, 6 of the Regulation of the Minister of Internal Affairs and Administration of 19 August 1999 on technical conditions for the use of residential buildings (Journal of Laws No. 74 of 1999. item 836 with later dates. as amended) and the Regulation of the Minister of Infrastructure of 12 April 2002 on technical conditions to be met by buildings and their location (Journal of Laws of 2022, item 1225, as amended). The Contractor shall carry out the inspection in accordance with the schedule previously approved by the Contracting Authority indicating the dates of the inspections – day, month, hourly range. 4.2.2. round-the-clock removal of failures and their consequences together with post-emergency works, ad hoc protection of city facilities when they threaten with failure (excluding installations) or pose a threat to life and property. (...)" Pursuant to Article 214(1)(7), the Contracting Authority provides for the possibility of awarding a contract consisting in the repetition of similar services within 3 years from the award of the basic contract concerning the subject of the contract. Deposit in the amount of PLN 5873.13. The contractor whose bid is selected will be obliged to provide security. proper performance of the contract in the amount of PLN 7300.00.
