Planning services for technical building equipment heating, ventilation and sanitation ALG 1 & 2 and 3 of LP1 - 3 & 4 - 9 according to HOAI, §55 incl. esp. services for basic energy Renovation of the Eiche School, Ober-Ramstadt

The Da-Di-Werk intends to thoroughly renovate the school building, which was erected in concrete skeleton construction in 1972, and the grounds of the Eiche School in Ober-Ramstadt. The Eiche-Schule is a three-speed primary school with about 300 pupils. The school grounds include a school building with an extension, a sports hall, an interim container facility and, from autumn 2024, a 2-storey modular timber building. In accordance with the Guidelines for Sustainable Building (LLnB), basic energy-efficient refurbishment includes refurbishment with passive house components or the achievement of the passive house standard in existing buildings.

The thorough renovation is in 5. Construction phases broken down. The 1st construction phase has already been renovated and completed in an early measure.

The individual structural measures are considered and worked on as a holistic project. The construction will be carried out in a further 4 construction phases (2nd - 5th phase):

1. BA – auditorium + music room and student toilet, has already been done

2. BA – Refurbishment of the building envelope

3 .BA – Thorough energy-efficient renovation ground floor + 1st floor incl. extension

4. BA – Renovation of administration + basement / replacement of heating system

5. BA – Outdoor facilities

The construction phases are to be carried out consecutively from 01/2025 to 03/2026.

The following activities must be carried out for the planning of BA 2 + 3:

- Heating load calculation of the building.

- New dimensioning / construction of a heating distribution network / radiators in the building.

- New dimensioning / construction of the sanitary facilities in the classrooms according to the new installation guidelines.

- Redesign the rainwater drainage of the roof and lead it to the ground sewer.

The following activities must be carried out for the planning of BA 4 Administration:

- Create a heat generation concept according to the latest specifications for the renovated building.

- Concept development for an energetic system separation of the heating of the school building and gymnasium.

- Concept development for ventilation in the administration.

- New dimensioning / installation of a heating system with distributor in the basement / yard.

- Renovate the toilet facility administration.

- New dimensioning / construction of a heating distribution network / radiators in the administration.

- New dimensioning / construction of the sanitary distribution network / washbasins in the administration according to the new installation guidelines.

The construction phases are to be carried out consecutively from 01/2025 to 03/2026. For the respective construction phases, the planning performance of the HLS systems is required.

Due to the ongoing school operations, the construction site time is to be minimized here. The minimization of construction site time should also be checked by the specialist planners.

This procedure is used to search for offices that will start processing immediately after commissioning (expected week 02/2024). In parallel award procedures, the services of the technical equipment (electrical) are awarded.

Estimated eligible costs:

Cost group 410: approx. € 140,000 net

As part of the planning process, interfaces between the HLS systems and the building must be coordinated and defined with the commissioned architectural firm and the respective specialist planners.

The planning service according to HOAI technical building equipment ALG 1 - 3 of LP1- 3 & 5- 9 is required.
