Turnerschaft Jahn München v. 1887 e.V. / VE 01 - Shell, scaffolding, demolition, earthworks
The subject of the description is initially the dismantling/demolition work as well as the associated earthworks and shoring work for the excavation pit in the area of the existing building of the TS-Jahn. The service is necessary in the run-up to the conversion and dismantling of the existing buildings.
First, the "Small Existing Hall" will be worked on (construction phase BA 2.1), then the "Large Existing Hall" will be worked on (BA 2.2).
As long as BA 2.1 is running, the other hall will be in use and vice versa.
The interfaces must always be closely coordinated with the construction management so that sports operations are disturbed as little as possible.
The two construction phases are separated in time and will be worked on one after the other. This is shown in the schedule (see appendix) and must be taken into account in the calculation.
In some cases, there are overlaps between demolition areas and the stock to be preserved.
The property is located at Weltenburgerstrasse 53, in Munich Bogenhausen, or at Revaler Straße.
Access and departure is planned from Revaler Straße.
Revaler Straße has a one-way street regulation, which, however, as has already been assured by the city, can be lifted for the construction phase.
The parking bay along Weltenburgerstraße can be approved as a set-up area for construction site equipment. This was also clarified with the city in advance. However, this must still be approved by the contractor if necessary.
The measure involves the partial demolition of an existing building. The majority of the building remains, the demolition work relates to an external wall. Otherwise, mainly on the interior fittings.
The subsequent structural work relates to the extension of the small existing hall in the form of a hall extension and various smaller conversions in the existing building in the Ostspange (former offices and former restaurant).
All exterior walls and the roof in the outdoor equipment room are reinforced concrete.
The foundation is a floor slab with cove or strip foundations.
The existing building is a sports facility of the Turnerschaft München von 1887 e.V. from 1971.
The changing rooms and showers in the central wing remain untouched.
The earthworks and shoring work do not include shoring structures, only embankments for excavation pits.
The sampling of the excavated material is carried out on site as in-situ sampling.
Debris is unlikely to be formed.
Explosive ordnance detection is part of the mission. The Contractor must plan these for himself in the course of the work.

The building was erected in concrete/brick masonry construction.
Exterior walls are plastered.
The roof in the eastern part of the building above ground floor is a gravelled flat roof construction.
The windows are wooden windows on the ground floor and plastic windows in the basement.
Floor coverings are mainly tiles in the hallway. and sports floor in the sports halls.

Furthermore, surfaces in the area of the building and the adjacent outdoor facilities must be removed.
