The existing 4-group nursery at Otto-Kohlhofer-Weg 3 in Dachau was completed in 2016 and is to be expanded. The existing two-storey L-shaped building is aligned with the front building in east/west direction and the longitudinal building parallel to Otto-Kohlhofer-Weg. The plot with the field number 564/21 is bordered in the north by the football field, in the west by the Otto-Kohlhofer-Weg and in the south-east by a green area. The building was built to accommodate four crèche groups with all the necessary staff and ancillary rooms. In the planning and execution, the infrastructure was already taken into account for a later expansion, such as kitchen, elevator, laundry room, staff / changing room, garbage and cleaning room, warehouse. These rooms are available for the extension and are spatially assigned for both construction phases. The existing building has 4 group rooms, each with an adjoining relaxation room and changing room, 2 of which are located on the ground floor and 2 on the upper floor. On the ground floor there is a common multipurpose room / multifunctional room, on the upper floor there are play balconies facing the garden, which also serve as an escape route. The new construction phase is to be carried out on the basis of the existing building in order to create an identical and uniform appearance. The materials should be chosen as in the 1st BA. Deviations in the load-bearing structures could possibly be useful due to the new plans. The fire protection is to be revised in the course of further planning. According to the current status, the existing escape stairs are sufficient for the extension. The extension will provide space for an expected 4 crèche groups. The number of groups depends on the available open space plus the area of the play balconies. Therefore, a compact construction and floor plan design that achieves maximum open space is to be striven for.

It is envisaged that the planned extension will be able to share the existing infrastructure and that the extension building itself will only accommodate rooms relating to the day-care centre. The open spaces will be adapted after completion of the extension. The concept must be continued uniformly, as far as this is possible within the framework of the existing structure and space available. A photovoltaic system is planned on the roof of the extension. An extension on the existing roof is to be examined. The pipes for the installation must be provided. The plant is built and operated by the municipal utilities. The central heating system is located on the upper floor and accessible from the outside. The existing building is heated with an air/water gas absorption heat pump and a gas condensing boiler as a peak heating load boiler. The system has already been designed taking into account the 2nd BA. An investigation of the existing energy concept and a possible resulting optimization should be carried out. On the property are already 11 parking spaces including a handicapped accessible parking space. The extension requires additional parking spaces, which are to be checked in the further planning. According to BP 165/ 14, the necessary parking spaces and the parking spaces for delivery and pick-up traffic will be accommodated in the planned neighborhood garage (planned completion at the end of 2026), so that the area of the existing parking spaces will be allocated to the outdoor play area after completion of the garage. The extension building is to be erected during ongoing operation.

The building plot is located in the area of the B-Plan 165/14, thus there is building law according to § 30 BauGB.
