Description:
TNW_LK Wunsiedel_Generalsanierung Otto-Hahn-Gymnasium Marktredwitz_ELT

The services offered in this procedure include the general refurbishment of the Otto Hahn Gymnasium Marktredwitz.

The execution of the construction project with the extension is planned in 3 construction phase with ongoing school operation. The building should be designed to be energetically optimized (passive house standard is the goal).

The preliminary cost estimate is around EUR 15.0 million gross (KG 200-700).

The subject of the order is the one in the performance picture Technical Equipment under § 53 HOAI i. V. m. Appendix 15 No. 15.1 described planning services for the Lph. 1 to 9 for the Anlgr. 4, 5 and 8. A phased commissioning is planned. Special services will be awarded. In planning and execution, a high degree of cost and deadline security must be ensured. The total construction time will be about 4 years. Construction is scheduled to begin in mid-2022. The building should be completed by mid-2026.

The services include the general refurbishment of the Otto Hahn Gymnasium Marktredwitz.

The Otto Hahn Gymnasium consists of 5 components (BI to BV). The BV is not part of this measure.

The building parts BI and B II were built in masonry construction. The other components (B II new to BV) were built in reinforced concrete skeleton construction with masonry infill. The components I and II have a flat sloping pitched roof. The components B II new, B III, B IV and BV all have a flat roof. The auditorium in component B III is illuminated by shed roof skylights.

On all parts of the building (B IB IV) an energetic optimization of the facades and roof areas (exception roof area component BI) should be carried out. The values envisaged by the EnEV 2014 are - 30%, thus almost passive house quality. In addition to the fire protection technology, the accessibility of the buildings must also be ensured. The load-bearing structure of the building and the external appearance of the buildings should, as far as possible, be preserved.

The client pays particular attention to the development of a holistic energetic refurbishment concept, which apart from the concrete remedy of defects has the goal to operate the objects in a sustainable, economical and future-oriented manner after the refurbishment. In this context, proposals for solutions are to be worked out that have the best possible ratio of durable construction structures, high energy efficiency and low construction and operating costs. All buildings are heated via an existing district heating network.

The implementation of the construction project is planned in 3 stages during school operation. The construction project must therefore be carried out in close coordination with the user. Particular attention should be paid to the consideration of building requirements and safety aspects as well as scheduling, financial, logistical and pedagogical requirements in the formation of the planned construction phases. Missing classrooms should be replaced by containers during construction. Accessibility to the school building must be guaranteed throughout the construction period.

The eligible main floor area of the Gymnasium according to the abstract room program (BI to B IV) is 5 426 m 2 , gross tonnage 45 700 m³.

The provisional budget for the overall measure amounts to approximately EUR 15.0 million gross (KG 200-700, of which EUR 870 000 net for KGR 440, KGR 450 approx. EUR 355 000 net and for KGR 480 approx. 160 000 EUR net). The costs were determined as part of a rough cost estimate and represent only a reference value at the time of dispatch.

Subject of the order are the technical equipment under § 53 HOAI paragraph (1) no. 4 (power installations), no. 5 (telecommunication and information technology systems) and no. 8 (building automation and automation of engineering structures) i. V. m. Annex 15, point 15.1, for the technical equipment for phases 1 to 9 described above. A phased commissioning is planned:

- Level 1: LPH 1 to 3,

- Level 2: LPH 4,

- Level 3: LPH 5 to 7,

- Level 4: LPH 8 to 9.

The construction project is carried out by the client according to § 55 HOAI i. V. m. Annex 15.2 listed in the Honorary Zone II, HOAI 2013.

In planning and execution, a high degree of cost and deadline security must be ensured.

The LPH 1-3 is to be completed until KW 37 2021 (FAG request to KW 39 2021). The total construction time will be about 4 years. Construction is scheduled for mid-2022. The buildings should be completed by the middle of 2026 and handed over to the user.

It should be shortened by mutual agreement with the bidders the offer period to 10 days.
