Project management with project management tasks, according to AHO in levels 1 (partially) to 5
Building 63,400 Anatomy is part of the building complex of the so-called Preclinical Institutes of the University of Lübeck. Buildings 61, 62 and 63 as well as the associated supplementary buildings house university institutes and the teaching areas (internship rooms, seminar rooms, lecture halls).
Building 63,400 of the University of Lübeck is to be converted as a separate construction phase within the refurbishment of the entire preclinical institutes. For the new façade, the result of an ideas competition that has already been held will be bindingly incorporated into the preliminary planning and further processed. The design manual of the first prize winner of the ideas competition for the new facades is binding.
A major challenge of the measure is the constant maintenance of the study operation parallel to the construction work. This results in the necessity to divide the measure into construction phases and also to create provisional measures for individual sections.
Due to the substances used in the preparing room, formalin and alcohol, among other things, increased requirements for handling carcinogenic substances and explosion protection must also be taken into account.
The country has drawn up a climate protection strategy and is pursuing climate neutrality by 2050. Accordingly, an essential objective of the planning is the sustainability of the renovated building. The requirements for energy and sustainability are attached to the draft contract and must be observed. During planning, particular emphasis must be placed on high energy efficiency and sustainable construction, which can be expected to be low usage costs in the long term.
The services to be provided require experience in dealing with public construction in existing buildings as well as experience with energy-efficient renovations.
The implementation of the measure takes place after approval by the Ministry of Finance. Knowledge of the Procurement Manual (VHB), the HBBau and the VOB is required.
The preliminary cost estimate for cost groups 100 to 700 (excluding 110, 710, 760) amounts to € 11,000,000 net including building fabric to be processed.
The performance levels 1 (partially) to 5 in accordance with the AHO §2 as well as the services according to AHO §3 of the performance profile project management are to be commissioned. The assignment is carried out in stages on the basis of the enclosed draft contract. The client reserves the right to award only a part of the aforementioned service profiles.
The remuneration of the project management service is based on §6 AHO according to creditable costs. The project management tasks are to be offered on a flat-rate basis per level.
