The client is responsible for the renovation and extension of the Claudius school in Herne. This is a three-speed primary school in the district Wanne from the year of construction in 1973. Recently, there has been a major roof renovation in 2017.
This measure includes an extension for the OGS area with approx. 475 m
The work must be planned and executed in such a way that it can be carried out during ongoing school operations. As far as possible, the interests of the students and the staff of the teaching staff shall be taken into account with regard to the function of the building.
Subject of this invitation to tender are the basic services of the performance picture buildings and interiors according to §§ 34 Abs. 4, 35 Abs. 7 ff. HOAI of the service phases 1 to 8 as well as optionally the service phase 9.
With regard to the refurbishment and extension of 2 properties, the client proceeds in accordance with § 11 HOAI and estimates the chargeable costs as follows:
- 300 costs and parts of the 400 costs (25% of total) for the refurbishment of the existing building: EUR 1,9 million (net),
- 300 costs and parts of the 400 costs (25% of total) for the new OGS building: 825 T EUR (net).
The client wishes a project implementation according to a suitable BIM standard. It is planned to develop a Principal Information Request (AIA) and a BIM development plan between the client and the planners involved in order to arrive at a BIM standard adapted to the project.
Due to the method neutrality of the HOAI, the client considers the provision of these services to be covered by the basic services of the service phase 1 Buildings and Interiors pursuant to §§ 34 (4), 35 (7) ff. HOAI. The same applies with regard to the provision of further BIM-related services for subsequent service phases of the performance picture of buildings and interiors in accordance with §§ 34 (4), 35 (7) ff. HOAI.
However, this contract is intended to entrust fixed benefits to the implementation of the project according to a suitable BIM standard. If and to the extent that, based on the AIA or the BIM Settlement Plan, additional services are required to implement the BIM standard that is suitable for the project, which goes beyond the basic services, it is intended to ensure this by commissioning special services. Specifically, it is intended to have the task of the BIM manager performed by the object planner.
