1. Information on the construction project
- General description:
The listed building 903 is an office and administration building of the Federal Archives in Berlin Lichterfelde. The three-winged masonry building with a basement and 3 to 4 upper floors was built between 1873 and 1874 as a cadet barracks and was last rebuilt and renovated from 2014 to 2017. The dimensions (total extent) are approx. 160 by 54 meters.
The building houses (special) magazine rooms, functional and work rooms for the magazine service and offices for employees and management level.
The interior lighting (including emergency and safety lighting) is to be completely converted to LED technology while retaining the light points. A total of about 1,300 luminaires are affected.
On traffic and technical areas, some of the existing general lighting luminaires are designed as emergency luminaires. Stand-alone safety luminaires are already equipped with LED technology throughout. In some areas, lighting control systems with presence or motion detectors are in use. In the corridors of the main floors, the presence detector is integrated into the luminaires.
Existing documentation is available for the luminaires in the existing building (floor plans with luminaire types drawn, lists of luminaire types with AKS designations and data sheets).
Before modernizing the lighting system, the existing electrical installation must be evaluated according to valid legal requirements and the current state of the art (e.g. ASR, AMEV, DIN).
For the individual luminaire types, it must be examined from an economic and design point of view whether an upgrade makes sense or whether a complete 1:1 replacement of the luminaires is best. Retrofit solutions are not permitted due to legal and technical concerns (see AMEV 2023, point 10.2.2).
All installations (cable outlets for luminaire points, switches/buttons) should be retained as far as possible. Existing lighting control systems are to be integrated and further control systems in relevant usage zones are to be retrofitted in accordance with the Building Energy Act / AMEV recommendation, subject to economic efficiency.
The measures will be implemented during ongoing operations. The contract includes the planning service for the modernization of the interior lighting on LED, including all necessary ancillary work and handover of a maintenance plan.
Special services include:
- Elaboration of an alternative design for equipping office workplaces with HCL - Human Centric Lighting. The results of this planning are to be summarised in a decision document. The client decides on the implementation after examination under constructional and economic criteria.
