The overall measure will be carried out in 3 construction phases. The VGV procedure only concerns the first construction phase.
The order includes the project planning of the building for the listed Romanesque monastery church in Arnstein. It was between 1176 u. Built in 1180 and inaugurated in 1208. The church is the most important medieval building on the lower Lahn and is used as a parish and church. Abbey church used. The parish is owned by the Seelbach parish. It is subject to the patronage of the state, which is also obliged to preserve the building, this includes the renovation of the "outer shell" (roof, roof truss, facade, masonry).
Measures on the inner shell are supervised and coordinated independently by an architect commissioned by the parish as well as by specialists and restorers.

The services of the contractor include the services of object planning building according to Part 3 section 1 HOAI for renovation measures at the listed monastery church Arnstein, service phases (LPH) 4-8 acc. § 33 ff. HOAI, supplemented by special services, in particular:
- Overall coordination of those involved in construction, based on project management services according to AHO;
- Participation, coordination, checking and checking of completed work results of other FbT (construction managers, experts, restorers, etc.) in random samples;
- Participate in structuring the procurement procedures;
- Checking the service descriptions and award proposals drawn up by those involved in the planning;
- Checking the execution plans drawn up by the specialist planners / FbT;
- Random check by the architect of the invoices of the executing companies, checked by FbT;
- Review of the supplementary examinations of specialist planners (FbT) and participation in the assignment,
- Checking invoices of those involved in the planning (FbT);
- Checking and compiling documentation documents of those involved in the planning;
- Participate in the acceptance of construction work by other planning participants (FbT).
Service phases 1-3 have been completed.
A structurally constructive report and a further, comprehensive inventory analysis have already been carried out and include:
- Creation of inventory plans of the building (measurement);
- Environmental pollutant analysis;
- exploration of the ground conditions;
- Examination of the structure, the wooden structure and the vault;
- Damage analysis of installed timber by pests,
- Examination and evaluation of the roof covering.
On the basis of these investigations, a renovation program was developed and coordinated together with the representatives of the client, the user and the monument authorities.
Goals of the renovation:
- upgrading the roof structure;
- Renewal of the entire roof formwork u. Natural slate covering including plumbing;
- stabilization of the structure on vaults;
- Installation of visible stainless steel tension anchors, to absorb the shear forces from the vaults;
- Non-positive filling of the vault cracks and all other cracks with injection mortar;
- Refurbishment measures on entire facade plaster, natural stone walls, historical window glazing, historical doors, floors.
The architect has no work to do in the area of the roof construction, where he only works as a coordinator for the overall measure.
For roofing with natural slate and scaffolding planning / statics, FBT (engineering office for scaffolding planning, expert for natural slate roofing) are commissioned, who support the architect in preparing the specifications and as a specialist site manager.
The services commissioned by the church on the inner shell are partly a prerequisite for the static securing. The present planning was developed with the help of various special experts. In order to enable the simultaneous objective of economical construction work, the construction processes depending on the complex building cubature and the necessary construction site facilities were also taken into account when determining the construction phases. The resulting interfaces are to be coordinated with those working on the inner shell in terms of time and execution.
Total costs of approx. EUR 11.75 million gross for 3 construction phases. In the first construction phase, which is the subject of this tender, both west towers, roofs and outer walls of the west choir and the porch will be renovated. A gross amount of EUR 2.80 million (KG 300-600) is available for these measures. Construction is planned from 01/2022 to 12/2023.
