On the part of the Federal Ministry of the Interior (BMI), the Federal Police (BPOL) and the Federal Institute for Real Estate (BImA), it was decided to adapt the ageing federal property Sankt Augustin to the structural requirements of its users.
Essentially, the building policy goals, such as functional compatibility, safety, cost-effectiveness, sustainable and energy-efficient construction, the use of innovative building materials, techniques and processes as well as urban integration at the site, are to be taken into account.
Since the 1930s, a total of 82 buildings have been built on the site of the property on an area of approx. 73 hectares. The building stock offers approx. 134,000 m2 of NRF and approx. 81,000 m2 of NUF 1-6.
The condition of the buildings was determined in the course of drawing up a master plan in 2013. The master plan makes recommendations as to whether, in view of the existing conditions and taking into account the current and expected functional and spatial needs of the users, it makes sense to renovate, demolish or expand the building.
In addition, the master plan roughly evaluated the site's current supply, communication and media networks. One aspect of the master plan was the construction of a new shooting training centre (SAZ), which replaces the existing shooting training centre and significantly expands it due to planned, supra-regional use.
The new building of the SAZ is the subject of the tender for the services for the general planning in a negotiated procedure with a competitive bidding process in accordance with the VgV.
