1. The subject of the contract is "Management of the housing resource of the Siemianowice Śląskie Commune".

2. The order was divided into 2 (two) Lots.

2.1. Lot 1 of the contract: "Resource management of the Siemianowice Śląskie commune",

2.2. Lot 2 of the contract: Management of residential and commercial premises in buildings of housing cooperatives owned by the Treasury.

Residential resource management in the Siemianowice Śląskie commune

1) The subject of the contract is the provision of services in the field of housing resource management in the Siemianowice Śląskie Commune: property management consisting in making decisions and taking actions aimed in particular at:

- ensuring proper economic and financial management of real estate,

- ensuring safe use and proper operation of the property,

- day-to-day administration of the property,

- property maintenance in good condition for its intended purpose,

- compliance with applicable regulations

hereinafter referred to as "management services" or "management", comprising a resource consisting of:

a) real estate owned by the Employer, developed with residential and non-residential buildings,

b) real estate owned by the Employer on its own, built up with residential and non-residential buildings,

c) other buildings within the meaning of the Act of 7.7.1994. Construction Law, owned by the Employer, in particular garages, kiosks, farm buildings,

d) undeveloped real estate, owned by the Employer, hereinafter referred to as: "managed resource",

e) communal premises in the buildings of housing associations being the property of the Employer.

2) A detailed description of the subject of the contract is included in:

a) Description of the subject of the order Appendix No. 3a to the ToR,

b) Model contract with annexes to the contract constituting Appendix 4a to the ToR,

c) Long-term Residential Management Program of the Siemianowice Śląskie Commune for the years 2018–2022, adopted by resolution No. 536/2018 of the Siemianowice Śląskie City Council of 8.2.2018, partly amended by Resolution No. 566/2018 of the Siemianowice Śląskie City Council of 26.3.2018 on a partial amendment to Resolution No. 536/2018 of the Siemianowice Śląskie City Council of 8.2.2018 on the adoption of the Multi-year housing management program of the Siemianowice Śląskie Commune Resource for the years 2018-2022 constituting Appendix No. 7 to the ToR.

3) In the event of a breakdown, the Contractor shall be obliged to immediately, no later than within the time in accordance with the Contractor's offer not later than 60 minutes from receipt of information, proceed to the necessary actions aimed at removing the breakdown and its consequences, as well as measures to protect against danger to persons and property .

Management of residential and commercial premises in housing cooperative buildings owned by the Treasury

1) The subject of the contract is the provision of services for the management of residential and commercial premises in the buildings of housing associations, owned by the Treasury, in a way that guarantees:

- ensuring proper economic and financial management of real estate,

- ensuring safe use and proper operation of the property,

- day-to-day administration of the property,

- property maintenance in good condition for its intended purpose,

- compliance with applicable regulations.

2) A detailed description of the subject of the contract is included in:

a) Description of the subject of the order Appendix No. 3b to the ToR,

b) Model contract with attachments to the contract constituting Appendix 4b to the ToR,

c) Long-term Residential Management Program of the Siemianowice Śląskie Commune for the years 2018–2022, adopted by resolution No. 536/2018 of the Siemianowice Śląskie City Council of 8.2.2018, partly amended by Resolution No. 566/2018 of the Siemianowice Śląskie City Council of 26.3.2018 on a partial amendment to Resolution No. 536/2018 of the Siemianowice Śląskie City Council of 8.2.2018 on the adoption of the Multi-year housing management program of the Siemianowice Śląskie Municipality Resource for the years 2018-2022 constituting Appendix No. 7 to the ToR.
