This contract consists of the architectural design, technical and engineering studies (stability, management of polluted soils and asbestos included) as well as the monitoring of the execution of demolition projects of an existing building and the construction. reconstruction of the “de Bonne” building located rue de Bonne / rue de Birmingham and belonging to STIB. This is a study for the construction of an industrial building located in a residential area, the objective of the project being to integrate the new building as an extension of an existing tram depot in Brussels. This contract includes expertise, studies and architecture missions to assist STIB in the preparation and implementation of its demolition / reconstruction project, as well as the defense of its interests during the works. As such, the successful tenderer will endeavor, throughout the project, to guarantee a technical and economic optimization of the project and in particular in: the verification of the accounts proposed by the company carrying out the works, the technical proposals in the study phase and project, the preparation of estimated measurements, etc.
The execution of this contract will be done by a number of installments which will be defined in the specifications.
The services covered by this contract consist of an architectural project in several phases of demolition and reconstruction of the building and include the following elements:
1) the architectural, technical and stability study of the building based on the preliminary design and the technical elements provided by STIB. This item must include all the technical studies that are not included in the technical clauses of the “company” contract;
2) the introduction of permit applications including the formalities with the authorities (SIAMU, IBGE, region, monuments and sites, etc.) as well as their follow-up;
3) drafting (translation included) of technical clauses;
4) production of plans;
5) the drafting of summary measurements;
6) assistance in the selection of entrepreneurs;
7) site monitoring, including validation of technical sheets, coordination of the various stakeholders (safety aspect included) on the site, verification in collaboration with the project team of progress reports as well as statements submitted by the companies.
