Keva is the largest pension insurer in Finland, taking care of pension matters in the local sector, the state, the church, Kela staff, the Bank of Finland and the new welfare areas. As part of its investment portfolio, Keva owns a share-majority of 61 real estate limited companies with approximately 4.000 residential apartments used as freehold rented housing. In addition, some of the companies have a few business and/or office apartments.
We are reaching for stable, inflation-protected returns on our housing investments. For our residents, we want to offer nice homes to entertain for a long time. Rents in our homes are arm's length and the maintenance of our homes must be of such quality that we thrive in the competition for good tenants. We are also committed to acting for a cleaner tomorrow and set ambitious environmental targets for our operations.
The target of the procurement is a framework agreement that covers the rental agency of rental apartments owned by Keva and located in the Helsinki metropolitan area and Tuusula, according to Keva's current needs.
One service provider will be selected for the framework agreement, with whom Keva will conclude an agreement on the rental brokerage of apartments. Apartments will be allocated to the service provider according to Keva's needs.
The service to be purchased includes the following tasks:
- Customer acquisition and customer service
- Making proposals related to rent pricing and rentability of apartments to Keva
- Updating and publishing apartment advertisements on our website kodit.keva.fi
- Handling the necessary housing presentations and rental negotiations
- Processing of housing applications and credit check in Keva's real estate information system (currently Haltia)
- Making a resident selection according to Keva's instructions
- Drafting lease agreements in Keva's property information system
- Rental follow-up meeting with Keva four times a year
In addition, the acquisition includes photographing of apartments for rent as an option.
The acquisition is described in more detail in Annex 1 to the call for tender.
