The building, which is now a listed building, was originally built in 1964 as a crèche. Today, it is inhabited by children and young people who receive support in life crises. Due to the lack of necessary repair measures, especially to the technical infrastructure and the windows, the building is in poor structural condition.
As part of the needs programme, a feasibility study was carried out: The building fabric investigation includes an investigation into any pollutants and moisture damage that may be present and forms the basis for the necessary construction measures and the determination of costs. The preparation of the outer layers was also taken into account. In the feasibility study, several variants for conversion and potential expansion were examined and a preferred variant (V3) was agreed with all parties involved. On this basis, the remediation concept including its costs is presented in the requirements programme.
An extension will be carried out by the conversion of an elevator and a second structural escape route. This will ensure the use and accessibility of the basement to the public.
The monument status of the building is to be restored and the use adapted accordingly. Additional bathrooms are to be provided on both floors and the sanitary facilities for the caregivers are to be installed in the basement.
An interim solution will be provided to accommodate the residents for the duration of the construction work. The building may not be renovated during operation, it should be vacated.
The building envelope will be renovated in accordance with EnEv and must comply with the KfW-55 standard.
The costs KG 200 – 700 of the audited BP amount to € 4,508,680.00 gross (19% VAT), cost status of II 2022.
The estimated eligible costs amount to approximately EUR 2,192,315.67 net.
