General planning of 4 residential buildings, each with about 500 m
The contractor is to provide the architect and specialist planner services, structural design including open space planning for 4 identical residential buildings on the municipal building plot. A development plan is available. Planning will start in the spring of 2019. The construction of the first building is scheduled for 2020. The total project (4 buildings incl. Open spaces) should be finished in the spring of 2024.
For the buildings, a public rented housing subsidy of ILB is to be used.
For the 4 same buildings, the complete architectural and engineering services in the performance images of buildings, outdoor installations, structural design and technical equipment will be commissioned, including all services for special experts and appraisers. The commissioning takes place once, the service release takes place in project stages:
1st stage: basic determination, preliminary and draft planning, approval planning (in each case for object planning, technical equipment, structural design and open space planning)
2nd stage: Implementation planning, preparation and participation in public procurement (in each case for object planning, technical equipment, structural design and open space planning)
3rd stage: object monitoring and object support (in each case for object planning, technical equipment and open space planning).
The processing stages for at least 2 residential buildings will overlap in time, so the planning services for all buildings will be staggered between spring 2019 and spring 2024. It is intended to make use of the fee reductions for several substantially identical objects (in accordance with section 11 (3) of the HOAI).
