Description:
Energy supply contracting, construction and operation of a heat generation plant

The service subject to the award includes the execution of energy supply contracting for the heat supply of the commercial property in Jena, Carl-Zeiss-Promenade 10. The annual heat output for the property is approx. 20 GWh/a.

On the site of a former transformer house in the northeastern part of the company premises, the "New Energy Center-G24" is to be built. The building is constructed by the client and is not part of this tender. The new construction of the energy centre serves to accommodate the new heat generation system to be installed by the contractor. Furthermore, the secondary network distributor/collector built on site as well as the secondary network with the heat transfer stations in building G70 are to be operated by the contractor.

The contract agreement includes the implementation of an energy-efficient and economical heat supply concept for the property "Jena, Carl-Zeiss-Promenade 10". In this case, the heat demand for the buildings must be covered by diversified heat generation systems, which are installed centrally in an energy centre to be built. Part of the service subject to the award is the construction and operation of a heat generation plant from diversified heat sources consisting of a district heating connection of the Stadtwerke Jena, the construction of a sustainable heat recovery system by means of a heat pump system (use of the recooling heat of the chillers as well as further cooling of the district heating return) and the use of power-to-heat to cover the peak load in accordance with the specifications and the Minimum requirements. For heat distribution to the consumers, a secondary network provided by the customer is available. In addition to the generation plants, the secondary network with the heat transfer stations (WÜST) must also be operated.

The future heat supply must be designed according to the predicted energy demand. The contract has a basic term of 10 years and an option to extend for a further 5 years. The contractor uses capital and know-how of the plant equipment at his own risk. The contractor plans, finances and implements the technical measures. The contractor's services also include the energy-efficient operation/operation and maintenance of the generation plant and the secondary heat distribution network (to be built by the contractor) as well as the supply of heat during the term of the contract.
