General preliminary remarks on the project - initial situation:

The existing auditorium, which is also used as a gymnasium for the primary school, no longer meets the requirements of a contemporary school and must be replaced by a new building from a static, economic and ecological point of view.

In addition, the 1-class school has a need for additional rooms for administration and also needs a clear structure and separation of the school management and administration area from school operations.

Replacement and extension of the auditorium with multifunctional use as well as a new administrative area:

The planned new building slides with its outer wall to the front edge of the school building in the direction of Beeckstraße and keeps a distance of 4m to the toilet house of the vocational college at the rear. This ensures a reasonable access situation for the rear parking spaces and for the fire brigade. The current entrance will be tapered and a box will be set as a storage area for gymnastics equipment with accessibility from the gym. The new building is complemented by an elevator that enables barrier-free access to all floors.

The additional floor planned on the auditorium is intended to accommodate the previously quite unstructured premises of the school management with all functions. Both the school management and the deputy will each have their own office. In addition, there is a spacious teachers' room, a meeting room and workstations. In the intermediate area, the secretariat is arranged as a distributor.

Restructuring of the former school management and administration area as well as the OGS:

On the 2nd floor, the existing building in the former administration area will receive three new multifunctional rooms for school use. In addition, the social worker's office will be moved to the top floor. A teaching material room with space for a printer is created by separating it from the hallway by a wall panel. The evacuation, which currently leads to the roof of the auditorium, will be rotated and will in future take place via a new escape staircase at the head side following the school administration area of the building.

The office next to the caretaker's office, which is now available on the 1st floor, will be converted into a workshop. Here, analogous to the 2nd floor, a new escape route is led through the classes to the above-mentioned steel staircase.

Conversions are also being made within the OGS. The wall between the dining room and the group room is eliminated and a large room is created, which serves as a canteen for twice as many children as before. In the mornings and afternoons, the room will be used as a multifunctional room for the OGS. The sanitary couch from the group room moves to the office of the OGS management and the office is located next door.

Special features of the construction process:

Before the demolition of the existing auditorium/gymnasium building, the new escape route through the classrooms via a new escape staircase must be created in order to escape the 1st and 2nd floors.

The project must be implemented during ongoing school operations. For the demolition and construction period, the upcoming school sports will be outsourced and events that normally take place in the auditorium will be suspended.

Due to the cramped schoolyard situation, both the demolition of the existing auditorium and the construction of the replacement building have to take place during the school holidays. The same applies to the renovation work in the existing building. However, these can only take place when the new administration rooms in the replacement building are already usable.

The client intends to commission the tendered architectural services in stages:

Level 1: Performance phase 1-3

Level 2: Performance phase 4-9

The commissioning of the subsequent stage is subject to approval by the committees and political bodies.

The Contractor is not entitled to further commissioning according to stage 1, he cannot derive any further claims for remuneration or claims for damages from the step-by-step commissioning.
