New senior project, Köchlinstraße, Maulburg

The subject of the tender is HOAI building planning services for the construction of a multifunctional house for senior citizens in Maulburg.

The municipality of Maulburg plans to create “new living space for senior citizens” in Maulburg. This includes the new building of a multifunctional house, which includes the following offer components:

Ground floor:

• day care for 15 people,

• shared apartment for 12 residents,

• multi-purpose room with at least 150 m² net area,

Upper floors:

• Service or care apartments on the upper floors, the number of which is determined by the area built over on the ground floor and from the apartment floor plans to be determined.

The Wiesental Protestant Social Work and its subsidiaries will ensure the operation of the facility as general tenants after the construction is completed.

The former Penny site at Köchlinstraße 10a is planned as a plot of land.

A legally binding development plan exists for this property, the stipulations of which must be adhered to.

A building with up to three floors and an underground car park is to be built on the site.

The ground floor accommodates day care for 15 people and an outpatient residential group for 12 people.

In the middle of the building — between the two functions of “day care” and “residential community care” — a multifunctional room with an area of at least 150 m² is to be created as a meeting place for internal and external events.

Service apartments with different sizes and floor plans are planned for individuals, married couples or civil partnerships on the two upper floors as well as an optional attic. The exact number of these results from the area built over on the ground floor and from the apartment floor plans to be determined.

The functional areas mentioned above will create a total of approx. 2,100 m² square meters of living and usable space in the new building.

In addition to the underground car park with approx. 20 car parking spaces and bicycle parking spaces, the basement also houses cellars for the service apartments and central building technology.

Start of planning phase -> October 2022 to approximately October 2023;

Start of construction phase approximately November 2023 — June 2025;

Construction time of approx. 18 months is estimated.

A two-stage negotiation procedure with public participation competition according to §§ 74, 17, 14 VGV with a selection phase (1st stage) and an award phase (stage 2) is carried out.

The VGV procedure to be carried out is to be combined with a multiple assignment with an optional revision stage for (parts) of performance phase 2 according to §§ 33 HOAI ff in order to achieve an optimal solution approach.

The client reserves the right to commission the individual service phases in stages. With the conclusion of the contract for building planning, the further partial services of the service phase 2 that go beyond the scope of the multiple assignment are initially commissioned.

The other service phases will be optionally commissioned in stages up to management phase 9.

There is no legal claim to the transfer of the further or all service phases.

The task of integrated multiple commissioning is described and made available in detail with the documents for the 2nd stage of the procedure. In addition, a model contract will be sent at this point in time.
