The aim of the contract is to intensify the work on market development for the non-residential buildings segment by acquiring and supporting projects, real estate and construction companies. Through good networking and active support of the operating companies, pilot projects are to be initiated and their implementation made possible. The contractor shall represent and support the Energiesprong market development team, among other things, in the acquisition and support of non-residential building stockholders. In addition, market development is to be promoted through activities that improve the transfer of know-how.
The Contractor shall advise and support dena as follows:
Conducting discussions (in coordination with dena) with interested actors from the real estate industry and supporting selected non-residential building owners (in consultation with dena) in the implementation of the concept for serial refurbishment.
Support in initiating the first NWG pilot projects of the public sector (BImA, state real estate companies, municipalities, etc.). To this end, the relevant parties involved (users, bodies responsible for construction/operations and financing bodies such as BMI and BMF, etc.) must be addressed, networked and convinced of the medium- and long-term advantages of serial refurbishment for the public building stock (including exemplary effect, contribution to compliance with set goals, etc.) and responsibilities clarified. The project participants should then be intensively accompanied in the project preparation in the sense of relation management.
Selection criteria for pilot projects of public buildings are to be developed as closely as possible to the criteria in the multi-family housing segment. It is important to take into account the data availability (e.g. age, floors, building type, project size, renovations carried out, etc.) of the owners as well as the requirements of the construction companies. The aim is to select non-residential buildings that are comparatively easy to implement on the one hand, and on the other hand serve as models for the largest possible number of other projects.
The BImA as an important building owner and, if necessary, other non-residential building portfolio holders are to be accompanied in an initial rough portfolio analysis in order to quickly identify and prioritise suitable pilot projects. If this results in further need for inventory analysis, a concept for a detailed analysis of the stocks will be developed, which, for example, also shows possibilities for the systematic or automated recording of necessary parameters for such large stocks.
The already proven relation management to support and accompany the companies and project partners in all process phases of the sales funnel is to be extended to the most promising players in the non-residential building sector. These include:
– the joint development of a business case for public non-residential buildings and inclusion of all essential cost parameters today and at present discretion in the future on the basis of, for example, a first project.
– the transfer of know-how (technology, project progress, tenders, etc.) in the various phases between the various implementers and decision-makers within a project and between different projects, including the establishment of the necessary network (BImA, land property companies, etc.)
– the content support of the pilot projects towards a construction contract and then to the structural implementation (BImA, real estate operations, etc.)
– Presentation of serial renovation at specialist events with the aim of increasing awareness and acquiring new public and private real estate companies.
– Advising dena in the areas of technology (e.g. construction methods), law (e.g. state building law), financing (e.g. profitability, funding opportunities), process optimisation and communication (communication channels and networks).
– Development of concepts and materials for the approach, acquisition and consulting of real estate companies or portfolio holders as well as proposals for improving the legal framework for serial restructuring.
– Support dena in ongoing communication with the participating companies in the real estate industry and, for example, owners of non-residential building portfolios and support by accompanying them in the dialogues with the construction industry in order to identify the appropriate renovation solution for the respective company.
– Supporting dena in the exchange of interested real estate companies and other portfolio holders with the construction and supplier industry in order to create sufficient renovation capacities and activating implementation capacities in the real estate companies.
– In consultation with dena, participation in meetings with relevant stakeholders on the subject of "serial shooting".
Supporting dena through continuous exchange with real estate companies and portfolio holders, in particular with the following focal points:
– Support in the implementation of the concept of serial refurbishment in real estate companies and portfolio holders by building expertise on the concept of serial refurbishment.
– In coordination with dena, support in the implementation of concrete refurbishment projects (prototypes) in selected properties, for example by providing materials or tender templates as well as organising exchange dates.
– Providing dena with input and advice on framework conditions (e.g. on the subject of construction law) within the framework of stakeholder dialogues and workshops as well as on aggregating information and conceptual work.
– Support in the organization of events (acquisition events, network meetings, excursions, professional events, etc.).
– Support in the strategic approach to the non-residential building stock (strategy development, concept development, etc.)
All services are to be provided in close coordination with the client. For this purpose, the Contractor shall, if required, also take part in meetings or meetings on dena's premises in Berlin or also provide some of its services there.
