Erasmus University Rotterdam (EUR) intends to renovate and expand the Tinbergen building on campus Woudestein in Rotterdam. It concerns a large-scale and complex renovation - both from an architectural and installation point of view - of a building with 20 floors of a total of approximately 28,000 m² gross GFA.

The assignment concerns, among other things, demolition of various building parts, asbestos removal, replacement of installations, upgrading of fire safety facilities and a new layout of the functions is desired (education, office, research, meetings, restaurant). The Tinbergen building is a municipal monument and the building needs to be renovated within the monumental frameworks. Furthermore, an extra floor must be realized on top of the existing building. Part of the assignment is also the sustainability of the building (BREEAM-NL).
Given the complexity of the work and the interfaces between the activities to be distinguished
eur wishes to have one market party (and therefore one point of contact) responsible for both
the engineering, the demolition work and asbestos removal as the renovation. The campus environment in a high urban area, the small size of the construction site and the (traffic) situation on site require an organizational form that allows efficient consultation and coordination in order to optimally organize construction logistics, to manage risks well and to take advantage of opportunities.
The Final Design (DO) will be tendered as an Engineer & Build assignment through this tender procedure, whereby one market party will be contracted who will be responsible for further engineering the DO into an integral Execution-ready Design (UO) and then the realization of the renovation up to and including delivery. In addition, a two-year management and maintenance period is part of the Order for a warm transfer to the EUR management organization.
