A particularly sustainable and forward-looking 5-storey new administrative building for housing various offices and smaller service units is to be built on Weidenbornstraße, as well as an above-ground parking garage for cars and bicycles. In a competition procedure, an architectural firm was selected whose commission is planned. The design of this office from the competition envisages a realization of the administration building in a wood-hybrid construction method with modular facade elements.
Project description:
The Weidenbornstrasse judicial and administrative site in the state capital of Wiesbaden is to be expanded with an administration building (presumably approx. 10,500 m² GFA) and an associated large above-ground garage (probably approx. 5,100 m² GFA). The appendix to this announcement is accompanied by the design of the architectural firm selected in a competition procedure. Architectural concepts and specifications regarding technical equipment, structural design and fire protection can be taken from the design.

When planning and implementing the new building, it is important to have a comprehensive orientation in terms of sustainability aspects in every respect.
Due to the declared climate emergency, the planning of the new building should be based on the federal government's “Guidelines for Sustainability” (standard “silver”) and the passive house standard (without certification). Integrative planning, holistic concept ideas and sustainability aspects therefore play a central role in planning and implementation.
The client is open to innovative ideas and concepts to minimize energy requirements, new materials and technical developments.
The project is to be accompanied and analyzed by a sustainability coordinator. A cooperation must be taken into account in the calculation of the fee offer.

Scope:
The services of structural design are awarded in accordance with §§ 49 ff HOAI LPH 1-6, plus the special services of proof of structural fire protection and the engineering control of the construction of the structure.

A phased assignment is envisaged. With the commissioning or signing of the engineering contract, service phases 1-4 are initially commissioned. The client intends to commission the further services (work phases 5-6+special services in performance phase 8) in further order stages if the budgetary requirements and corresponding corporate decisions are met. The contractor assures that it will perform the further services if no more than 6 months have passed since the last transferred service was completed and the client has announced the transfer in good time, i.e. at least 4 weeks in advance.
The client reserves the right to commission the other services specified in the contract (service phases 5-6+special services in service phase 8) only for sections of the overall construction project (commissioning in sections).
The further stages are commissioned in writing. The regulations of the engineering contract apply to the other services.
The contractor has no legal right to a further assignment. The contractor cannot derive any claims for damages or a fee increase from a stepwise or sectionwise transfer.
The individual project stages are successively called up according to project progress. If the client decides that the project will be finished after a project stage has been completed, no further call will be made. The contractor is not entitled to call up further project stages.

The construction costs of the architectural design are stated at around 26.7 million euros net for KG 300+400, of which approximately 19.6 million euros net for KG 300 and 7.1 million euros net for KG 400.
